O condom\u00ednio passou a pesar cada vez mais no or\u00e7amento, especialmente em regi\u00f5es onde a taxa representa uma parcela relevante do valor da loca\u00e7\u00e3o.<\/p>\t

Segundo o \u00cdndice FipeZap, o aluguel subiu 0,70% em julho. No acumulado de 2026, a alta chegou a 5,97%, enquanto o avan\u00e7o em 12 meses foi de 9,28%, acima do IPCA acumulado de 4,44% at\u00e9 julho. Por que o condom\u00ednio pesa tanto?<\/h2>\n\n\n\n

O condom\u00ednio funciona como um segundo aluguel porque re\u00fane despesas que precisam ser pagas todos os meses, como funcion\u00e1rios, seguran\u00e7a, limpeza, manuten\u00e7\u00e3o, \u00e1gua, energia das \u00e1reas comuns e administra\u00e7\u00e3o.<\/p>\n\n\n\n

Novos empreendimentos tamb\u00e9m oferecem estruturas de lazer mais amplas, como piscinas, academias, sal\u00f5es de festas e espa\u00e7os de coworking. Esses servi\u00e7os valorizam o im\u00f3vel, mas aumentam o custo fixo para os moradores.<\/p>\n\n\n\n

A inadimpl\u00eancia entre cond\u00f4minos \u00e9 outro fator de press\u00e3o. Quando parte dos moradores deixa de pagar, o condom\u00ednio precisa distribuir o custo entre os demais ou reduzir servi\u00e7os.<\/p>\n\n\n\n

Condom\u00ednio pode representar at\u00e9 40% do aluguel<\/h2>\n\n\n\n

Um levantamento do Secovi-Rio mostrou que as taxas condominiais subiram acima da infla\u00e7\u00e3o em quase todos os bairros analisados entre julho de 2025 e junho de 2026. No Centro do Rio, a alta chegou a 11,8%, enquanto o IPCA do per\u00edodo foi de 4,64%.<\/p>\n\n\n\n

Na Zona Norte, a taxa de condom\u00ednio chegou a representar at\u00e9 40,7% do valor do aluguel residencial. Isso significa que um im\u00f3vel anunciado por R$ 2 mil pode custar cerca de R$ 2,8 mil por m\u00eas apenas com a soma da loca\u00e7\u00e3o e do condom\u00ednio.<\/p>\n\n\n\n

O que deve entrar na conta?<\/h2>\n\n\n\n

Ao procurar um im\u00f3vel, o inquilino deve somar aluguel, condom\u00ednio, IPTU, seguro contra inc\u00eandio e eventuais taxas previstas no contrato. Despesas como \u00e1gua, g\u00e1s, energia e internet tamb\u00e9m precisam ser consideradas, embora possam variar de acordo com o im\u00f3vel.<\/p>\n\n\n\n

Outro ponto \u00e9 diferenciar o reajuste dos contratos antigos do pre\u00e7o de uma nova loca\u00e7\u00e3o. O IGP-M, usado em muitos contratos, acumulou alta de 2,16% em 12 meses at\u00e9 agosto. Segundo a PNAD Cont\u00ednua do IBGE, o Brasil chegou a 18,9 milh\u00f5es de domic\u00edlios alugados em 2025, o equivalente a 23,8% do total de moradias. No mesmo ano, 48,7 milh\u00f5es de pessoas viviam em im\u00f3veis alugados.
