Essa aloca\u00e7\u00e3o reduz o custo financeiro e melhora o perfil de d\u00edvida do ativo, preservando a <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/geracao-de-caixa\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">gera\u00e7\u00e3o de caixa<\/a>. Paralelamente, foram destinados aproximadamente R$ 1,6 milh\u00e3o para a SPE Groenl\u00e2ndia 910, garantindo o avan\u00e7o das obras conforme o cronograma definido.<\/p>\n\n\n\n<p>No mercado secund\u00e1rio, o fundo efetuou a venda de aproximadamente R$ 2,2 milh\u00f5es em participa\u00e7\u00f5es de outros FIIs, movimento alinhado \u00e0 pol\u00edtica de reciclagem de portf\u00f3lio. <\/p>\n\n\n\n<p>Embora a aliena\u00e7\u00e3o tenha provocado perda cont\u00e1bil imediata, a administra\u00e7\u00e3o avaliou a medida como necess\u00e1ria para refor\u00e7ar a efici\u00eancia alocativa e a solidez financeira da carteira. Entre os efeitos esperados, destacam-se a redu\u00e7\u00e3o de volatilidade e maior previsibilidade de resultados.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Fundo imobili\u00e1rio ZAGH11 vende im\u00f3vel para RBVA11<\/h2>\n\n\n\n<p>A transa\u00e7\u00e3o mais relevante do per\u00edodo foi o acordo para alienar 50% de participa\u00e7\u00e3o em im\u00f3vel no Rio de Janeiro, atualmente locado \u00e0 Est\u00e1cio, em opera\u00e7\u00e3o conduzida com o FII V2 Renda e tendo o <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/rbva11\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"2\">RBVA11<\/a> como comprador. O valor total de R$ 78,3 milh\u00f5es combina pagamento em esp\u00e9cie, recebimento de cotas do RBVA11 e a transfer\u00eancia do saldo dos CRIs atrelados ao ativo, estimado em R$ 41,5 milh\u00f5es, ao adquirente.<\/p>\n\n\n\n<p>Segundo a gestora, a opera\u00e7\u00e3o tende a gerar ganhos para o <strong>ZAGH11<\/strong>, ampliando a flexibilidade de caixa e otimizando a aloca\u00e7\u00e3o entre ativos de renda e desenvolvimento. Detalhes adicionais ser\u00e3o divulgados ap\u00f3s o cumprimento das condi\u00e7\u00f5es contratuais. Com isso, o fundo encerra o per\u00edodo com portf\u00f3lio mais equilibrado, menor exposi\u00e7\u00e3o a ativos listados e perspectiva de monetiza\u00e7\u00e3o relevante.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00daltimo dividendo <\/h2>\n\n\n\n<p>Em dezembro, o resultado de caixa foi positivo em R$ 231,2 mil. Foram distribu\u00eddos R$ 0,02 por cota, equivalente a <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/dividend-yield-como-calcular\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"2\">dividend yield<\/a> mensal de 0,2% \u2014 ou 2,37% anualizado, tomando como base a cota\u00e7\u00e3o de R$ 10,10 em 13 de janeiro.
