Considerando a cota\u00e7\u00e3o de fechamento de 30 de dezembro, em R$ 126,50, o valor corresponde a um dividend yield mensal de 1,15%, isento de imposto de renda para investidores pessoas f\u00edsicas.<\/p>\n\n\n\n<p>Embora o Patria Real Estate, gestor do FII, n\u00e3o tenha detalhado as origens do incremento, o mais prov\u00e1vel \u00e9 que receitas extraordin\u00e1rias contribu\u00edram para o montante, visando cumprir a regra de distribui\u00e7\u00e3o de, no m\u00ednimo, 95% do resultado em caixa no semestre. O prazo m\u00e9dio dos contratos (WALE) alcan\u00e7ou 9,6 anos, refor\u00e7ando a visibilidade de receitas futuras do <strong>FII HGRU11<\/strong> e a estabilidade de ocupa\u00e7\u00e3o dos im\u00f3veis.<\/p>\n\n\n\n<p>A carteira soma 100 propriedades distribu\u00eddas por 16 estados, totalizando mais de 600 mil m\u00b2 de ABL. Segundo a gest\u00e3o, o hist\u00f3rico de baixa vac\u00e2ncia \u00e9 um pilar central da tese, sustentando previsibilidade de caixa e disciplina na renova\u00e7\u00e3o de contratos.<\/p>\n\n\n\n<p>Em rela\u00e7\u00e3o \u00e0 Loja Mineir\u00e3o Rio Branco, a administra\u00e7\u00e3o do <strong>fundo HGRU11<\/strong> informou que o processo de devolu\u00e7\u00e3o segue em andamento e deve ser conclu\u00eddo ap\u00f3s as obras de adapta\u00e7\u00e3o do ativo. Paralelamente, as negocia\u00e7\u00f5es com uma nova locat\u00e1ria avan\u00e7aram para a etapa de minuta contratual, com formaliza\u00e7\u00e3o prevista nas pr\u00f3ximas semanas.<\/p>\n\n\n\n<p>No m\u00eas, o fundo executou reajustes contratuais abrangendo 123.569 m\u00b2 de ABL, o que contribui para a recomposi\u00e7\u00e3o inflacion\u00e1ria de receitas.
