A <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/receita-total\/\" rel=\"noopener\">receita total<\/a> do fundo imobili\u00e1rio PMLL11 somou R$ 13,925 milh\u00f5es, enquanto as despesas chegaram a R$ 1,708 milh\u00e3o.<\/p>\n\n\n\n<p>Os <strong>rendimentos do PMLL11<\/strong> referentes ao m\u00eas foram pagos em 12 de setembro, no valor de R$ 0,86 por cota. A gest\u00e3o do fundo avalia que esse patamar poder\u00e1 ser mantido at\u00e9 o final do semestre.<\/p>\n\n\n\n<p>Al\u00e9m disso, a reserva acumulada avan\u00e7ou para R$ 0,43 por cota, montante que poder\u00e1 ser utilizado em distribui\u00e7\u00f5es futuras.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><a><\/a>Portf\u00f3lio do fundo imobili\u00e1rio PMLL11 atinge maior ocupa\u00e7\u00e3o da hist\u00f3ria<\/h2>\n\n\n\n<p>O fundo opera atualmente com 9,9% de alavancagem sobre o portf\u00f3lio. Segundo a gest\u00e3o, essa estrutura foi adotada para sustentar a expans\u00e3o das opera\u00e7\u00f5es sem comprometer a sa\u00fade do capital.<\/p>\n\n\n\n<p>O portf\u00f3lio do <strong>fundo imobili\u00e1rio PMLL11 <\/strong>registrou R$ 1.422 por metro quadrado em vendas no m\u00eas de julho de 2025, resultado 2,2% superior ao mesmo per\u00edodo do ano anterior. Considerando o acumulado do ano (YTD 2025 contra 2024), a alta foi de 7,7%.<\/p>\n\n\n\n<p>J\u00e1 o NOI por metro quadrado atingiu R$ 88,4, uma retra\u00e7\u00e3o de 7,4% frente a julho de 2024. Essa queda foi atribu\u00edda, em especial, ao desempenho do Madureira Shopping, que no ano anterior havia apresentado forte recupera\u00e7\u00e3o de inadimpl\u00eancia, representando cerca de 38% do NOI de julho de 2024 em uma opera\u00e7\u00e3o que estava inativa.<\/p>\n\n\n\n<p>No entanto, no acumulado do ano, o NOI\/m\u00b2 do <strong>FII PMLL11 <\/strong>avan\u00e7ou 4,2% em rela\u00e7\u00e3o ao mesmo intervalo de 2024.<\/p>\n\n\n\n<p>A taxa de ocupa\u00e7\u00e3o permaneceu pr\u00f3xima de 97% em julho, repetindo o n\u00edvel do m\u00eas anterior e consolidando o maior patamar da hist\u00f3ria do fundo.<\/p>\n\n\n\n<p>Entre os investimentos estrat\u00e9gicos, destaca-se a posi\u00e7\u00e3o de R$ 141 milh\u00f5es no Barra Malls FII, ve\u00edculo em que o PMLL11 figura como \u00fanico cotista e que det\u00e9m os ativos Rio2 Shopping e Pen\u00ednsula Open Mall.<\/p>\n\n\n\n<p>No total, o portf\u00f3lio do <strong>fundo imobili\u00e1rio<\/strong> PMLL11 re\u00fane 15 empreendimentos distribu\u00eddos em diferentes estados, administrados por distintas gestoras de shoppings.
