O foco agora \u00e9 obter uma indeniza\u00e7\u00e3o dos Correios, que pediram rescis\u00e3o contratual por justa causa em mar\u00e7o, alegando falta de condi\u00e7\u00f5es do im\u00f3vel. O valor pedido ser\u00e1 de R$ 330 milh\u00f5es.&nbsp;<\/p>\n\n\n\n<p>A estatal desocupou o galp\u00e3o no m\u00eas passado, mas n\u00e3o realiza pagamentos desde outubro do ano passado, quando foram identificados os primeiros problemas de manuten\u00e7\u00e3o e o im\u00f3vel foi interditado pela Defesa Civil de Contagem \u2014 primeiro parcialmente e depois integralmente.&nbsp;<\/p>\n\n\n\n<p>O pr\u00e9dio foi liberado para uso em janeiro deste ano, ap\u00f3s a realiza\u00e7\u00e3o de obras, mas os Correios se negaram a retomar o uso e, em mar\u00e7o, anunciaram a rescis\u00e3o de forma unilateral, por justa causa. A estatal passou a ocupar um espa\u00e7o menor em outro im\u00f3vel log\u00edstico na cidade, de propriedade de outro FII, o <a class=\"suno-keyword\" target=\"_blank\" data-force=\"yes\" data-priority=\"2\" href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/brco11\/\" rel=\"noopener\">BRCO11<\/a>.<\/p>\n\n\n\t<p>\n\t\t<a href=\"\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"\"\n\t\t\t\t\tdata-promo-id=\"494026\"\t\t\t\t\t\t\t\t\t\t\t\t\t\t\talt=\"\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n\n\n\n<h2 class=\"wp-block-heading\">TRBL11 trabalha em busca de novo locat\u00e1rio<\/h2>\n\n\n\n<p>O contrato entre os Correios e o TRBL11 era v\u00e1lido at\u00e9 setembro de 2034, no formato at\u00edpico, ou seja, previa o pagamento integral dos alugu\u00e9is at\u00e9 essa data. As gestoras informaram que o recebimento desse valor \u201cn\u00e3o altera em nada a estrat\u00e9gia jur\u00eddica perante os Correios\u201d, na qual o fundo busca ressarcimento, por discordar dos motivos alegados pela estatal para a rescis\u00e3o.<\/p>\n\n\n\n<p>De posse do im\u00f3vel desde agosto, o TRBL11 vem trabalhando em busca de novas ocupa\u00e7\u00f5es. O contrato com os Correios respondia por cerca de 45% das receitas imobili\u00e1rias do TRBL11, que conta com um <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"2\" href=\"https:\/\/www.suno.com.br\/artigos\/patrimonio-liquido\/\" rel=\"noopener\">patrim\u00f4nio l\u00edquido<\/a> de R$ 669,8 milh\u00f5es e um portf\u00f3lio de cinco im\u00f3veis log\u00edsticos, com \u00e1rea bruta loc\u00e1vel de 255.512 metros quadrados. O ativo de Contagem \u00e9 o carro-chefe, com 121.749 metros quadrados de ABL.&nbsp;<\/p>\n\n\n\n<p>\u201cO ativo est\u00e1 localizado em uma das regi\u00f5es log\u00edsticas mais relevantes do pa\u00eds, com baixa vac\u00e2ncia e alta liquidez\u201d, diz a gest\u00e3o do fundo. Sem essa receita, o <strong>TRBL11<\/strong> precisou reduzir sua distribui\u00e7\u00e3o recorrente de dividendos, que era de R$ 0,87 por cota at\u00e9 setembro do ano passado, o \u00faltimo m\u00eas de recebimento integral do valor devido pelos Correios.
