Foto: Pixabay<\/figcaption>\n\t\t<\/figure>\n\t<\/div>\n\n\n\n\n\n\t<p>\n\t\t<a href=\"https:\/\/lp.suno.com.br\/minicurso-investindo-fiis\/\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/400x300-Minicurso-FIIS.png\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/1420x240-Minicurso-FIIS.png\"\n\t\t\t\t\tdata-promo-id=\"383125\"\t\t\t\t\t\t\t\t\t\twidth='1420' height='240'\t\t\t\t\talt=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/1420x240-Minicurso-FIIS.png\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n\n\n\n<p>Al\u00e9m disso, o NOI (<a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/lucro-operacional\/\" rel=\"noopener\">lucro operacional<\/a> l\u00edquido) foi de R$ 30,04 milh\u00f5es, enquanto o resultado imobili\u00e1rio do <a class=\"suno-keyword\" target=\"_blank\" data-force=\"yes\" data-priority=\"2\" href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/btlg11\/\" rel=\"noopener\">BTLG11<\/a> atingiu R$ 49,265 milh\u00f5es.<\/p>\n\n\n\n<p>Em rela\u00e7\u00e3o \u00e0 remunera\u00e7\u00e3o de seus cotistas, foi distribu\u00eddo o valor de R$ 0,78 por cota em <strong>dividendos do BTLG11<\/strong>.<\/p>\n\n\n\n<p>Considerando o pre\u00e7o de fechamento de julho, essa quantia corresponde a um dividend yield anualizado de 9,5%.<\/p>\n\n\n\n<p>Parte desse resultado foi impactada pelo pagamento da parcela de R$ 366 milh\u00f5es, realizada em 27 de junho, referente aos ativos Cajamar I, Cajamar II e Campinas II, o que reduziu a linha de rendimento caixa de julho.<\/p>\n\n\n\n<p>Outro ponto de destaque foi o reconhecimento de um lucro de R$ 4,2 milh\u00f5es, ou R$ 0,09 por cota, referente ao valor recebido pela venda do im\u00f3vel BTLG Campinas.<\/p>\n\n\n\n<p>A transa\u00e7\u00e3o, informada ao mercado no dia 2 de julho, elevou a reserva do<strong> fundo imobili\u00e1rio BTLG11 <\/strong>para R$ 0,86 por cota.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><a><\/a>Carteira atual do BTLG11<\/h2>\n\n\n\n<p>A carteira do BTLG11 atualmente re\u00fane 33 im\u00f3veis, sendo dois em processo de venda, totalizando 1,3 milh\u00e3o de m\u00b2 de \u00e1rea bruta loc\u00e1vel.<\/p>\n\n\n\n<p>A concentra\u00e7\u00e3o geogr\u00e1fica segue forte em S\u00e3o Paulo, onde se encontram 90% dos ativos. A <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/taxa-de-vacancia\/\" rel=\"noopener\">taxa de vac\u00e2ncia<\/a> financeira do portf\u00f3lio est\u00e1 em 1,9%.<\/p>\n\n\n\n<p>Do lado comercial, o <strong>FII BTLG11 <\/strong>mant\u00e9m tratativas de revis\u00e3o contratual com seus inquilinos. As conversas mais adiantadas envolvem o ativo BTLG Mau\u00e1, que pode receber a assinatura de contratos com dois novos locat\u00e1rios em breve.<\/p>\n\n\n\n<p>Al\u00e9m disso, houve a renova\u00e7\u00e3o da loca\u00e7\u00e3o dos ativos BTLG Louveira V, VI e VII, em acordo com um importante cliente que responde por cerca de 6% da receita do fundo. O contrato foi estendido por mais tr\u00eas anos, com condi\u00e7\u00f5es que ampliam as penalidades em caso de rescis\u00e3o antecipada.<\/p>\n\n\n\n<p>Sobre as \u00e1reas ainda dispon\u00edveis, a gest\u00e3o segue ativa na prospec\u00e7\u00e3o de novos ocupantes, buscando reduzir ainda mais os n\u00edveis de vac\u00e2ncia.<\/p>\n\n\n\n<p>Outro movimento relevante \u00e9 a aquisi\u00e7\u00e3o do FII SARE, que est\u00e1 em fase de <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"2\" href=\"https:\/\/www.suno.com.br\/artigos\/due-diligence\/\" rel=\"noopener\">due diligence<\/a> vinculada \u00e0 14\u00aa emiss\u00e3o de cotas do <strong>BTLG11<\/strong>.
