O im\u00f3vel est\u00e1 sem pagamento dos alugu\u00e9is pela estatal desde outubro do ano passado, quando foi interditado pela Defesa Civil do munic\u00edpio \u2014 primeiro de forma parcial, e depois total.<\/p>\n\n\n\n<p>Ap\u00f3s a realiza\u00e7\u00e3o de obras, o pr\u00e9dio foi liberado no come\u00e7o deste ano, mas os Correios se negaram a retomar o uso e, em mar\u00e7o, anunciaram a rescis\u00e3o de forma unilateral, por justa causa. A empresa acertou, inclusive, um acordo para utilizar um im\u00f3vel de fundo imobili\u00e1rio, o <a class=\"suno-keyword\" target=\"_blank\" data-force=\"yes\" data-priority=\"2\" href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/brco11\/\" rel=\"noopener\">BRCO11<\/a>.<\/p>\n\n\n\n<p>O contrato at\u00edpico entre os <strong>Correios <\/strong>e o TRBL11 era v\u00e1lido at\u00e9 setembro de 2034, e previa o pagamento integral dos alugu\u00e9is at\u00e9 essa data. O ativo de Contagem \u00e9 o principal do portf\u00f3lio, com 121.749 metros quadrados de ABL.<\/p>\n\n\n\n<p>Sem essa receita, o FII precisou reduzir sua distribui\u00e7\u00e3o recorrente de <strong>dividendos<\/strong>, que era de R$ 0,87 por cota at\u00e9 setembro do ano passado, o \u00faltimo m\u00eas de recebimento integral do valor devido pelos Correios. Neste m\u00eas, o TRBL11 pagou R$ 0,56, <a href=\"https:\/\/www.suno.com.br\/noticias\/fundo-imobiliario-trbl11-paga-menor-dividendo-4-anos-gestao-atualiza-investidores\">sua menor distribui\u00e7\u00e3o em 4 anos<\/a>.<\/p>\n\n\n\n<p>A gest\u00e3o informa que prepara um plano de a\u00e7\u00e3o para \u201ccomercializa\u00e7\u00e3o assertiva\u201d da \u00e1rea vaga, a ser apresentado aos cotistas em momento oportuno.
