Foto: Divulga\u00e7\u00e3o<\/figcaption>\n\t\t<\/figure>\n\t<\/div>\n\n\n\n\n\n\t<p>\n\t\t<a href=\"\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"\"\n\t\t\t\t\tdata-promo-id=\"89005\"\t\t\t\t\t\t\t\t\t\t\t\t\t\t\talt=\"\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n\n\n\n<p>Os im\u00f3veis est\u00e3o locados por meio de contratos at\u00edpicos, com prazos de vig\u00eancia que variam de 15 a 20 anos e cl\u00e1usulas que garantem o pagamento de todos os alugu\u00e9is devidos at\u00e9 o fim do acordo em caso de rescis\u00e3o antecipada.&nbsp;<\/p>\n\n\n\n<p>O valor da negocia\u00e7\u00e3o foi fechado em R$ 98.850.404,92; Desse valor, R$ 43.508.624,91 foram pagos em dinheiro, enquanto o valor restante, R$ 55.341.780,02, equivale ao <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/saldo-devedor\/\" rel=\"noopener\">saldo devedor<\/a> de dois CRIs que foram assumidos pelo fundo e est\u00e3o atrelados aos alugu\u00e9is devidos pelo locat\u00e1rio.<\/p>\n\n\n\n<p>Assim, n\u00e3o haver\u00e1 impacto inicial nos <strong>dividendos do TRXF11<\/strong>, que permanecem no guidance de R$ 0,90 a R$ 0,93 por cota at\u00e9 o fim do ano, j\u00e1 que, inicialmente, n\u00e3o haver\u00e1 incremento nas receitas do fundo. O <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/yield-on-cost\/\" rel=\"noopener\">yield on cost<\/a>, segundo a gest\u00e3o, \u00e9 de 10,5%, considerando o valor desembolsado e o carrego dos CRIs, que t\u00eam taxa m\u00e9dia de IPCA + 5,17%.<\/p>\n\n\n\t<p>\n\t\t<a href=\"https:\/\/lp.suno.com.br\/planilha-da-vida-financeira\/\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/04\/400x300-Planilha-vida-financeira-true.png\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/04\/1420x240-Planilha-vida-financeira-true.png\"\n\t\t\t\t\tdata-promo-id=\"383123\"\t\t\t\t\t\t\t\t\t\twidth='1420' height='240'\t\t\t\t\talt=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/04\/1420x240-Planilha-vida-financeira-true.png\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n\n\n\n<h2 class=\"wp-block-heading\">TRXF11: como fica o fundo ap\u00f3s a aquisi\u00e7\u00e3o<\/h2>\n\n\n\n<p>Os tr\u00eas im\u00f3veis juntos somam uma \u00e1rea bruta loc\u00e1vel (ABL) total de 14.700 metros quadrados, o que elevar\u00e1 a ABL total do TRXF11 para 682.666,77 metros quadrados, com 72 im\u00f3veis de varejo no portf\u00f3lio. A \u00e1rea total dos im\u00f3veis \u00e9 de cerca de 1,257 milh\u00e3o de metros quadrados.<\/p>\n\n\n\n<p>O valor investido em im\u00f3veis ter\u00e1 um acr\u00e9scimo de 2,55%, chegando a R$ 3,975 bilh\u00f5es, e a alavancagem subir\u00e1 para 23,12%, segundo informa\u00e7\u00f5es divulgadas pela <strong>TRX Investimentos<\/strong>, gestora do FII.
