O custo unit\u00e1rio \u00e9 de R$ 11,22, j\u00e1 com os custos de subscri\u00e7\u00e3o inclu\u00eddos.  <\/p>\n\n\n\n<p>Para ser conclu\u00edda, a venda est\u00e1 condicionada a uma s\u00e9rie de exig\u00eancias. A principal delas \u00e9 a aprova\u00e7\u00e3o pelos cotistas do <a class=\"suno-keyword\" target=\"_blank\" data-force=\"yes\" data-priority=\"2\" href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/vtlt11\/\" rel=\"noopener\">VTLT11<\/a>, fundo imobili\u00e1rio que det\u00e9m a posse do im\u00f3vel, em assembleia geral extraordin\u00e1ria (AGE), no prazo de at\u00e9 45 dias.<\/p>\n\n\n\n<p>Em fato relevante divulgado nesta quarta-feira (30), o GGRC11 informou ainda que que a proposta incluir\u00e1 tamb\u00e9m a aquisi\u00e7\u00e3o de R$ 8 milh\u00f5es em subscri\u00e7\u00e3o de cotas, com pagamento em dinheiro pelo VTLT11. Segundo a Zagros, esse valor representa &#8220;um pr\u00eamio em rela\u00e7\u00e3o ao atual valor de mercado das cotas do VTLT11&#8221;.<\/p>\n\n\n\n<p>Assim que a compra for aprovada, o GGRC11 passar\u00e1 a fazer jus aos alugu\u00e9is pagos pela Renault, que somam aproximadamente R$ 2,3 milh\u00f5es mensais, o que corresponde aproximadamente a R$ 0,013 por cota. A estimativa do <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/cap-rate\/\" rel=\"noopener\">cap rate<\/a> para o primeiro ano \u00e9 de 13,27%, o que sugere vantagens no investimento, diante das taxas de juros altas.<\/p>\n\n\n\n<p>A gest\u00e3o do GGRC11 informou ainda que haver\u00e1 uma reten\u00e7\u00e3o de cerca de R$ 20 milh\u00f5es pelo prazo de 12 meses, a fim de financiar eventuais obras de manuten\u00e7\u00e3o que precisem ser realizadas no im\u00f3vel. Segundo o fundo, essas obras s\u00e3o fundamentais para o uso adequado e devem ser executadas independentemente de quem seja o propriet\u00e1rio.<\/p>\n\n\n\n<p>O im\u00f3vel tem cerca de 250 mil metros quadrados de terreno e \u00e1rea bruta loc\u00e1vel (ABL) de 67 mil metros quadrados. Ele est\u00e1 posicionado pr\u00f3ximo \u00e0 rodovia R\u00e9gis Bittencourt, um ponto chave na log\u00edstica das regi\u00f5es Sul e Sudeste do Brasil, pr\u00f3ximo \u00e0 f\u00e1brica da montadora francesa instalada em S\u00e3o Jos\u00e9 dos Pinhais, tamb\u00e9m na regi\u00e3o metropolitana de Curitiba.<\/p>\n\n\n\n<div class=\"pluginQuotation\">\n  <p class=\"ticker\">\n    Cota\u00e7\u00e3o
