No acumulado do semestre, o FII distribuiu 98% do resultado em caixa gerado no per\u00edodo.<\/p>\n\n\n\n<p>Com base em uma reavalia\u00e7\u00e3o das despesas previstas, a gest\u00e3o revisou para cima o guidance de distribui\u00e7\u00e3o para o segundo semestre de 2025, colocando em R$ 0,92 por cota por m\u00eas. Esse novo patamar representa um acr\u00e9scimo de 6,2% frente \u00e0 m\u00e9dia mensal do primeiro semestre, que foi de R$ 0,87 por cota.<\/p>\n\n\n\n<p>O fundo <a href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/rcrb11\/\">RCRB11<\/a> tamb\u00e9m destacou o seu FFO (Funds From Operations) contratado, que \u00e9 de R$ 1,12 por cota por m\u00eas, considerando os contratos de loca\u00e7\u00e3o vigentes e seus valores nominais. Com esse patamar, o yield projetado gira em torno de 10% ao ano.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><a><\/a>Atualiza\u00e7\u00f5es da carteira do RCRB11<\/h2>\n\n\n\n<p>O <strong>fundo imobili\u00e1rio RCRB11<\/strong> concluiu em maio a loca\u00e7\u00e3o dos 14\u00ba e 15\u00ba andares do Edif\u00edcio Bravo! Paulista, somando 605,44 m\u00b2 \u00e0 \u00e1rea locada da Payt Tecnologia, empresa que j\u00e1 ocupava o 8\u00ba andar.<\/p>\n\n\n\n<p>Essa amplia\u00e7\u00e3o gerar\u00e1 um impacto positivo estimado de R$ 0,02 por cota na receita mensal, consolidando a habilidade da gest\u00e3o em acompanhar o crescimento de seus inquilinos.<\/p>\n\n\n\n<p>Contudo, em junho, foi recebida a notifica\u00e7\u00e3o de devolu\u00e7\u00e3o do conjunto 81, de 215,33 m\u00b2, por parte da mesma empresa, com desocupa\u00e7\u00e3o prevista para setembro. A devolu\u00e7\u00e3o resultar\u00e1 em um impacto negativo estimado de R$ 0,01 por cota.<\/p>\n\n\n\n<p>Frente a esse cen\u00e1rio, a gest\u00e3o do <strong>FII RCRB11<\/strong> j\u00e1 iniciou os esfor\u00e7os para relocar o espa\u00e7o, mantendo uma perspectiva otimista devido \u00e0 baixa <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/taxa-de-vacancia\/\" rel=\"noopener\">taxa de vac\u00e2ncia<\/a> da regi\u00e3o da Avenida Paulista, atualmente em torno de 9%, e \u00e0 elevada liquidez do im\u00f3vel.<\/p>\n\n\n\n<p>Adicionalmente, a vac\u00e2ncia projetada para setembro, que antes era de 2,2% em raz\u00e3o da futura sa\u00edda de um inquilino do Edif\u00edcio JK Financial Center, foi ajustada para 3,6% com o novo evento. Esse acr\u00e9scimo representa para o fundo um impacto negativo acumulado de aproximadamente R$ 0,05 por cota no semestre.<\/p>\n\n\n\n<p>Com 22 contratos firmados a partir de 2023, o <strong>RCRB11<\/strong> espera que cerca de 20% da \u00e1rea locada deva passar por revisional nos pr\u00f3ximos 12 meses.
