Esse lucro veio da combina\u00e7\u00e3o entre a <a class=\"suno-keyword\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/receita-total\/\" target=\"_blank\" rel=\"noopener\">receita total<\/a> de R$ 16,249 milh\u00f5es e despesas que somaram R$ 6,325 milh\u00f5es. Foto: iStock<\/figcaption>\n\t\t<\/figure>\n\t<\/div>\n\n\n\n\n\n\t<p>\n\t\t<a href=\"https:\/\/lp.suno.com.br\/minicurso-investindo-fiis\/\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/400x300-Minicurso-FIIS.png\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/1420x240-Minicurso-FIIS.png\"\n\t\t\t\t\tdata-promo-id=\"383125\"\t\t\t\t\t\t\t\t\t\twidth='1420' height='240'\t\t\t\t\talt=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/1420x240-Minicurso-FIIS.png\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n\n\n\n<p>Entre os principais fatores que influenciaram negativamente a receita imobili\u00e1ria do <strong>fundo imobili\u00e1rio BRCO11<\/strong> do m\u00eas est\u00e1 a necessidade de ajuste referente ao pagamento duplicado efetuado anteriormente pela WestRock, locat\u00e1ria do im\u00f3vel Bresco Itupeva.<\/p>\n\n\n\n<p>A queda na receita do <a href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/brco11\/\">BRCO11<\/a> foi influenciada pela redu\u00e7\u00e3o no saldo de caixa ap\u00f3s o desembolso de R$ 138,5 milh\u00f5es na segunda parcela das aquisi\u00e7\u00f5es dos im\u00f3veis Bresco Osasco e Natura Murici.<\/p>\n\n\n\n<p>Do lado das despesas, foram contabilizados valores pontuais como a <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/taxa-de-performance\/\" rel=\"noopener\">taxa de performance<\/a>, apurada semestralmente, al\u00e9m de custos com corretagem e comercializa\u00e7\u00e3o vinculados a novos contratos de loca\u00e7\u00e3o nos ativos de Osasco e Contagem.<\/p>\n\n\n\n<p>Ap\u00f3s esses ajustes, os cotistas do <strong>FII BRCO11<\/strong> foram contemplados com uma distribui\u00e7\u00e3o de rendimentos no valor de R$ 1,05 por cota, superando o guidance estimado em R$ 0,87. Isso foi feito com o objetivo de assegurar o cumprimento da obrigatoriedade de distribuir pelo menos 95% do lucro no semestre.<\/p>\n\n\n\n<p>Considerando os seis primeiros meses de 2025, a m\u00e9dia das distribui\u00e7\u00f5es de <strong>dividendos do BRCO11<\/strong> foi de R$ 0,90 por cota. J\u00e1 o Dividend Yield anualizado, com base no rendimento de junho, alcan\u00e7ou 11,4%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><a><\/a>Carteira atual de ativos do BRCO11<\/h2>\n\n\n\n<p>O portf\u00f3lio do fundo \u00e9 composto por 12 im\u00f3veis, totalizando 472 mil m\u00b2 de \u00c1rea Bruta Loc\u00e1vel (ABL), com possibilidade de expans\u00e3o de at\u00e9 7%.<\/p>\n\n\n\n<p>Do total da receita anual estabilizada do fundo imobili\u00e1rio BRCO11, que ultrapassa R$ 161 milh\u00f5es, aproximadamente 64% prov\u00eam de ativos classificados como last mile, enquanto 34% t\u00eam localiza\u00e7\u00e3o estrat\u00e9gica em um raio de at\u00e9 25 km da cidade de S\u00e3o Paulo.<\/p>\n\n\n\n<p>Atualmente, a vac\u00e2ncia f\u00edsica do BRCO11 \u00e9 de 4,5%, e os contratos de loca\u00e7\u00e3o possuem prazo m\u00e9dio remanescente de 4,9 anos. Desses, 38% s\u00e3o contratos at\u00edpicos.<\/p>\n\n\n\n<p>Mais de 82% dos inquilinos do <strong>BRCO11<\/strong> possuem <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/grau-de-investimento\/\" rel=\"noopener\">grau de investimento<\/a>, com ratings AAA (br) ou AA (br), ou equivalentes globais.
