Al\u00e9m disso, a gest\u00e3o do <strong>FII HGLG11<\/strong> mapeou novas movimenta\u00e7\u00f5es para os pr\u00f3ximos meses. Umas delas \u00e9 a expans\u00e3o da Distrimed no ativo Torino, com ocupa\u00e7\u00e3o adicional de 2.004 m\u00b2 de ABL j\u00e1 em julho.<\/p>\n\n\n\n<p>Outra \u00e9 a sa\u00edda da Westwing no im\u00f3vel Syslog, que concluiu o aviso pr\u00e9vio em junho, mas segue ocupando e pagando. A desocupa\u00e7\u00e3o da Plastic Omnium est\u00e1 prevista para novembro, ap\u00f3s o t\u00e9rmino do aviso pr\u00e9vio no ativo S\u00e3o Jos\u00e9. Com essas altera\u00e7\u00f5es, projeta-se que a vac\u00e2ncia f\u00edsica do fundo fique em torno de 3,6% ao final de novembro.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><a><\/a>Outras atualiza\u00e7\u00f5es do FII HGLG11<\/h2>\n\n\n\n<p>O <strong>fundo imobili\u00e1rio HGLG11<\/strong> recebeu o Habite-se, o AVCB e o termo de aceite da Fase 1 do galp\u00e3o G100 Sim\u00f5es Filho. A partir de 1\u00ba de julho, inicia-se o contrato de loca\u00e7\u00e3o de 39.031,12 m\u00b2 de ABL, com car\u00eancia de dois meses.<\/p>\n\n\n\n<p>A entrega antecipada dessa etapa, acordada com o Mercado Livre, foi conclu\u00edda em menos de 11 meses, a partir de um terreno sem infraestrutura pr\u00e9via. A Fase 2 do empreendimento permanece em obras, com conclus\u00e3o prevista para os pr\u00f3ximos meses.<\/p>\n\n\n\n<p>O HGLG11 tamb\u00e9m terminou junho com alavancagem de 11,5% sobre o portf\u00f3lio. Se inclu\u00edda a d\u00edvida contratada via SPE, o \u00edndice chega a 13,7%. A estrat\u00e9gia de financiamento foi desenhada para viabilizar o crescimento sem comprometer a solidez da <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/indicadores-estrutura-capital\/\" rel=\"noopener\">estrutura de capital<\/a>.<\/p>\n\n\n\n<p>O fundo <strong>HGLG11<\/strong> possui um passivo estimado em R$ 745 milh\u00f5es referente a aquisi\u00e7\u00f5es de im\u00f3veis, sendo que 18% vencem nos pr\u00f3ximos seis meses.
