XP mant\u00e9m &#8216;compra&#8217;\" fetchpriority=high \/>\n\t\t\t<\/picture>\n\n\t\t\t<figcaption class=\"wp-caption-text wp-caption-text--show\">Investor Day da Multiplan refor\u00e7a foco em crescimento org\u00e2nico e gest\u00e3o ativa.\n\n Foto: Pixabay<\/figcaption>\n\t\t<\/figure>\n\t<\/div>\n\n\n\n\n\n\n\n\t<p>\n\t\t<a href=\"https:\/\/lp.suno.com.br\/planilha-da-vida-financeira\/\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/04\/400x300-Planilha-vida-financeira-true.png\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/04\/1420x240-Planilha-vida-financeira-true.png\"\n\t\t\t\t\tdata-promo-id=\"106682\"\t\t\t\t\t\t\t\t\t\twidth='1420' height='240'\t\t\t\t\talt=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/04\/1420x240-Planilha-vida-financeira-true.png\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n\n\n\n<p>A aquisi\u00e7\u00e3o corresponde a 3.594 metros quadrados de \u00e1rea bruta loc\u00e1vel (ABL), al\u00e9m de participa\u00e7\u00e3o equivalente de um terreno adjacente de 17.995 metros quadrados.<\/p>\n\n\n\n<p>O pagamento ser\u00e1 feito da seguinte forma: R$ 40 milh\u00f5es \u00e0 vista no ato da assinatura da escritura definitiva de compra e venda (ECV), e o saldo de R$ 26 milh\u00f5es, indexados pelo IPCA, em duas parcelas.<\/p>\n\n\n\n<p>A primeira parcela do saldo ser\u00e1 no valor de R$ 16 milh\u00f5es em at\u00e9 12 meses a contar da data da ECV, enquanto a segunda parcela ser\u00e1 no valor de R$ 10 milh\u00f5es em at\u00e9 18 meses a contar da ECV.<\/p>\n\n\n\n<p>Esse valor representa um custo de aquisi\u00e7\u00e3o por ABL de R$ 18.363\/metro quadrado, 13,3% abaixo do custo de desenvolvimento hist\u00f3rico por ABL do <strong>ParkJacarepagu\u00e1<\/strong> de R$ 21.188\/metro qudradado.<\/p>\n\n\n\n<p>Segundo a Multiplan, a conclus\u00e3o da aquisi\u00e7\u00e3o ainda est\u00e1 sujeita ao &#8220;cumprimento de condi\u00e7\u00f5es precedentes usuais em neg\u00f3cios desta natureza&#8221;.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">XP: aquisi\u00e7\u00e3o da Multiplan segue estrat\u00e9gia de aloca\u00e7\u00e3o de capital<\/h2>\n\n\n\n<p>De um modo geral, a <a href=\"https:\/\/www.suno.com.br\/bdrs\/xpbr31\/\">XP (XPBR31)<\/a> enxerga a aquisi\u00e7\u00e3o como oportun\u00edstica, aumentando a exposi\u00e7\u00e3o da Multiplan a ativos j\u00e1 existentes em seu portf\u00f3lio e complementando o recente an\u00fancio do pipeline de expans\u00e3o da empresa.<\/p>\n\n\n\n<p>&#8220;Embora acreditemos que a aquisi\u00e7\u00e3o n\u00e3o deva gerar um impacto significativo em nossas estimativas (apenas 0,5% de crescimento da ABL pr\u00f3pria), ela parece estar em linha com a estrat\u00e9gia da empresa de alocar capital internamente&#8221;, escreveram os analistas Ygor Altero e Ruan Argenton.<\/p>\n\n\n\n<p>A XP estima um cap rate de 6,2% para a transa\u00e7\u00e3o, considerando o mesmo n\u00edvel de margem NOI da Multiplan em 2023, excluindo o efeito lineariza\u00e7\u00e3o, o que parece exigente.<\/p>\n\n\n\n<p>&#8220;No entanto, vale a pena observar que o ParkJacarepagu\u00e1 \u00e9 o greenfield mais recente da empresa (inaugurado em 2021) e ainda est\u00e1 em processo de matura\u00e7\u00e3o, o que pode distorcer nossa an\u00e1lise de cap rate, considerando que o ativo ainda deve ter um ramp-up de NOI no futuro. Por que o BofA est\u00e1 otimista com varejista?<\/a><\/li><li><a href=\"https:\/\/www.suno.com.br\/noticias\/b3-b3sa3-carteira-btg-abril-ibovespa-gpj\/\">B3 (B3SA3) \u00e9 mantida na carteira do BTG de abril por &#8216;valuation atraente&#8217;; entenda<\/a><\/li>\t\t<\/ul>\n\t<\/div>\n\n\n\n\n<h2 class=\"wp-block-heading\">Multiplan (MULT3) registra lucro de R$ 302,5 mi no 4T23, alta anual de 26,6%<\/h2>\n\n\n\n<p>A Multiplan teve um <a href=\"https:\/\/www.suno.com.br\/artigos\/lucro-liquido\/\">lucro l\u00edquido<\/a> de R$ 302,58 milh\u00f5es no quarto trimestre de 2023, valor 26,6% maior em rela\u00e7\u00e3o a igual per\u00edodo do ano anterior, de acordo com o relat\u00f3rio de resultado divulgado em fevereiro.<\/p>\n\n\n\n<p>A melhora do resultado da Multiplan no 4T23 foi puxada pela amplia\u00e7\u00e3o da receita com alugu\u00e9is de lojistas, estacionamentos e venda de im\u00f3veis no seu bra\u00e7o de <a href=\"https:\/\/www.suno.com.br\/artigos\/incorporacao-imobiliaria\/\">incorpora\u00e7\u00e3o imobili\u00e1ria<\/a>. No ano passado, o lucro l\u00edquido da Multiplan subiu 32,6% na base anual, para 1,02 bilh\u00e3o, superando a marca do bilh\u00e3o pela primeira vez na hist\u00f3ria da companhia.<\/p>\n\n\n\n<p>O resultado foi impulsionado pelo aumento da <a href=\"https:\/\/www.suno.com.br\/artigos\/o-que-receita-liquida\/\">receita l\u00edquida<\/a> da Multiplan, que cresceu12,8% na base trimestral, para R$ 570,55 milh\u00f5es. Em 2023, a linha atingiu R$ 2,02 bilh\u00f5es, uma alta de 12,9% ante 2022.<\/p>\n\n\n\n<p>No \u00faltimo trimestre de 2023, o Ebitda (lucro antes de juros, impostos <a href=\"https:\/\/www.suno.com.br\/artigos\/depreciacao-amortizacao\/\">deprecia\u00e7\u00e3o e amortiza\u00e7\u00e3o<\/a>) foi de R$ 393,05 milh\u00f5es, uma eleva\u00e7\u00e3o de 5,3% na compara\u00e7\u00e3o anual. No per\u00edodo, as vendas totais subiram 9,6% na compara\u00e7\u00e3o anual, para R$ 6,90 bilh\u00f5es. No ano, as vendas atingiram R$ 21,92 bilh\u00f5es, uma eleva\u00e7\u00e3o de 9,6% ante 2022.<\/p>\n\n\n\n<p>A taxa de ocupa\u00e7\u00e3o no trimestre alcan\u00e7ou 96,3%, eleva\u00e7\u00e3o de 1,1 ponto percentual (pp) na compara\u00e7\u00e3o com o mesmo per\u00edodo do ano anterior. A inadimpl\u00eancia liquida dos lojistas ficou negativa em 1,1% no trimestre. Ou seja, a recupera\u00e7\u00e3o de alugu\u00e9is superou os valores em atraso no per\u00edodo.<\/p>\n\n\n\n<p>O aluguel total da <strong>Multiplan<\/strong> no 4T23 era de R$ 727 por metro quadrado, uma baixa de 0,2% ante o igual per\u00edodo do ano anterior.
