A empresa observou que a <strong>lucratividade da MRV <\/strong>no quarto trimestre de 2023 (4T23) j\u00e1 \u00e9 melhor do que antes da pandemia.\u00a0<\/p>\n\n\n\n<p>O<strong> CEO da MRV<\/strong>, <strong>Rafael Menin<\/strong>, espera que a safra de projetos de 2024 seja a mais lucrativa da hist\u00f3ria da empresa. A introdu\u00e7\u00e3o do Regime Especial de Tributa\u00e7\u00e3o do Patrim\u00f4nio de Afeta\u00e7\u00e3o (RET 1) e do Fundo de Garantia por Tempo de Trabalho (FGTS Futuro) \u00e9 esperada em breve, mas uma revis\u00e3o nas faixas do programa MCMV parece improv\u00e1vel no momento.<\/p>\n\n\n\n<p>A <strong>Cury<\/strong> e a <strong>Direcional<\/strong>\u00a0tamb\u00e9m est\u00e3o otimistas para 2024, destacando custos controlados, forte demanda, projetos com margens altas e financiamento n\u00e3o problem\u00e1tico. Ambas preveem a introdu\u00e7\u00e3o do RET 1 e FGTS Futuro em breve, e est\u00e3o abertos a revis\u00f5es nas faixas de renda do programa. No entanto, enfrentam competi\u00e7\u00e3o na compra de terrenos, mas t\u00eam conseguido substituir seus estoques.<\/p>\n\n\n\n<p>J\u00e1 na renda m\u00e9dia,\u00a0a <strong>Cyrela<\/strong> mencionou no evento sua performance s\u00f3lida em 2023 e est\u00e1 otimista em rela\u00e7\u00e3o ao aumento de lan\u00e7amentos e vendas em 2024. O CFO da companhia prev\u00ea um aumento nos <strong>lan\u00e7amentos da Cyrela<\/strong> em S\u00e3o Paulo em 2024. A reserva de terrenos necess\u00e1ria para 2024 est\u00e1 garantida, e para 2025, a empresa j\u00e1 adquiriu a maioria dos terrenos. <\/p>\n\n\n\n<p>A Cyrela tem mantido uma taxa de <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"2\" href=\"https:\/\/www.suno.com.br\/guias\/dividendos\/\" rel=\"noopener\">distribui\u00e7\u00e3o de dividendos<\/a> est\u00e1vel e espera que a <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/geracao-de-caixa\/\" rel=\"noopener\">gera\u00e7\u00e3o de caixa<\/a> seja neutra este ano, mas acredita que pode aumentar a taxa de distribui\u00e7\u00e3o.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">MRV: Ita\u00fa BBA v\u00ea ponto de entrada ap\u00f3s queda recente<\/h2>\n\n\n\n<p>Os analistas do BBA veem ponto de entrada atraente no <strong>papel da MRV <\/strong>depois da queda recente, principalmente para aqueles investidores que querem adicionar algum risco aos seus portf\u00f3lios.<\/p>\n\n\n\n<p>O BBA destaca que h\u00e1 uma jun\u00e7\u00e3o de fatores que corroboram a tese sobre as <strong>a\u00e7\u00f5es da MRV<\/strong>, incluindo \u201cassimetria atraente\u201d, expectativa de forte desempenho operacional e risco de alta para os rendimentos do Fundo de Garantia por Tempo de Trabalho (FGTS) Futuro e do Regime Especial de Tributa\u00e7\u00e3o do Patrim\u00f4nio de Afeta\u00e7\u00e3o (RET) 1%.<\/p>\n\n\n\n<p>Al\u00e9m disso, a construtora<strong>&nbsp;<\/strong>est\u00e1 sendo negociada a 0,55x ao Pre\u00e7o por <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/valor-patrimonial\/\" rel=\"noopener\">Valor Patrimonial<\/a> (P\/BV), perto da m\u00ednima, que foi em mar\u00e7o de 2023, de 0,5x P\/BV, apesar de ter um impulso operacional muito melhor agora.<\/p>\n\n\n\n<p>\u201cO movimento dos&nbsp;<strong>pre\u00e7os da MRV<\/strong>&nbsp;e o humor dos investidores lembram muito o de mar\u00e7o de 2023, quando as a\u00e7\u00f5es da empresa atingiram o seu n\u00edvel mais baixo de todos os tempos. A reciclagem de portf\u00f3lio deve continuar, com <strong>Fundos de Imobili\u00e1rio (FIIs)<\/strong> como principais compradores, possivelmente se juntando a players listados para alguns ativos.<\/p>\n\n\n\n<p>A <strong>Allos (ALSO3) <\/strong>est\u00e1 otimista em rela\u00e7\u00e3o \u00e0 sua capacidade de negociar com os inquilinos. Eles esperam que seu desempenho de vendas continue superando o do varejo em 2024, e que seus investimentos em retrofitting e revitaliza\u00e7\u00e3o continuem a melhorar seu NOI.<\/p>\n\n\n\n<p>A empresa n\u00e3o v\u00ea a consolida\u00e7\u00e3o dos players do varejo como uma preocupa\u00e7\u00e3o, pois seu portf\u00f3lio \u00e9 diversificado e mesmo os maiores clientes n\u00e3o representam uma parcela significativa de suas receitas. A companhia acredita que a consolida\u00e7\u00e3o se tornar\u00e1 uma estrat\u00e9gia comum entre os inquilinos.<\/p>\n\n\n\n<p>Para a <strong>Multiplan (MULT3)<\/strong>, 2024 ser\u00e1 desafiador para o setor, mas est\u00e1 confiante na melhoria cont\u00ednua de seus indicadores operacionais.
