A empresa diz que o&nbsp;<a target=\"_blank\" href=\"https:\/\/www.suno.com.br\/artigos\/ganho-de-capital\/\" rel=\"noreferrer noopener\">ganho de capital<\/a>&nbsp;dessa venda ser\u00e1 compensado por meio do preju\u00edzo fiscal corrente.<\/p>\n\n\n\n<p>A venda do\u00a0<strong>Shopping Jardim Sul\u00a0<\/strong>soma o valor de R$ 343,8 milh\u00f5es, que corresponde a um cap rate de 7,46%, considerando o\u00a0<a href=\"https:\/\/www.suno.com.br\/artigos\/noi\/\">NOI\u00a0<\/a>do shopping estimado para este ano. A quantia ser\u00e1 paga pelo comprador depois que as condi\u00e7\u00f5es precedentes forem superadas.<\/p>\n\n\n\n<p>J\u00e1 o valor da opera\u00e7\u00e3o associada a venda parcial do<strong>&nbsp;Bauru Shopping<\/strong>&nbsp;\u00e9 de R$ 100,6 milh\u00f5es, que corresponde a um cap rate de 8,04%, tamb\u00e9m considerando o NOI do shopping estimado para 2023.<\/p>\n\n\n\n<p>Al\u00e9m disso, a venda pode gerar um ganho adicional para Allos, com base no resultado de NOI do pr\u00f3ximo ano.<\/p>\n\n\n\n<p>\u201cOs desinvestimentos refor\u00e7am a capacidade da Allos em realizar transa\u00e7\u00f5es que gerem valor para o acionista, com a busca constante por oportunidades de otimizar a aloca\u00e7\u00e3o de capital da companhia\u201d, destacou Sul.<\/p>\n\n\n\n<p>O pre\u00e7o teve como base o NOI de caixa recorrente estimado para este ano e um cap rate de 8,25%, correspondente a um cap rate de 8,9% levando em conta o NOI de caixa projetado para os pr\u00f3ximos 12 meses.<\/p>\n\n\n\n<p>Sendo assim, apesar de n\u00e3o ser poss\u00edvel afirmar que o FII\u00a0<a href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/hgbs11\/\" target=\"_blank\" rel=\"noreferrer noopener\">HGBS11<\/a>\u00a0\u00e9 o comprador do im\u00f3vel, o momento de fechamento do acordo, o ativo envolvido e o pre\u00e7o da transa\u00e7\u00e3o s\u00e3o
