O contrato de loca\u00e7\u00e3o com o Magazine Luiza \u00e9 do tipo n\u00e3o residencial, e foi firmado no dia 1\u00ba de setembro de 2020.<\/p>\n\n\n\n<p>A loca\u00e7\u00e3o tem como objeto uma \u00e1rea de 6.597 m\u00b2, equivalente a 9,5% da \u00c1rea Bruta Loc\u00e1vel (ABL) do im\u00f3vel Bresco Contagem. Apesar disso, essa loca\u00e7\u00e3o representa apenas R$ 0,01 por cota do <strong>fundo imobili\u00e1rio BRCO11<\/strong>.<\/p>\n\n\n\t<div data-element=\"shortcode-read-more\" class=\"knowMore\">\n\t\t\t\t<span class=\"knowMore__title\">Leia mais<\/span>\n\t\t\t\t<a class=\"knowMore__link\" href=\"https:\/\/www.suno.com.br\/noticias\/vale-vale3-relatorio-producao-minerio-2t23-gpj\/\">\n\t\t\tVale (VALE3): produ\u00e7\u00e3o de min\u00e9rio no 2T23 soma 78,74 mi de toneladas, alta de 6,3% na compara\u00e7\u00e3o anual\t\t<\/a>\n\t<\/div>\n\n\n\n\n<p>O contrato ter\u00e1 vig\u00eancia at\u00e9 o dia 15 de abril de 2026 e projeta um aviso pr\u00e9vio de 6 meses para a desocupa\u00e7\u00e3o do im\u00f3vel, assim como uma indeniza\u00e7\u00e3o equivalente a 3 vezes o valor do aluguel vigente reajustado pela varia\u00e7\u00e3o positiva acumulada do <a href=\"https:\/\/www.suno.com.br\/guias\/ipca\/\" target=\"_blank\" rel=\"noreferrer noopener\">IPCA<\/a>.<\/p>\n\n\n\n<p>Essa indeniza\u00e7\u00e3o seria proporcional ao prazo remanescente do contrato. Essa rescis\u00e3o antecipada do Magazine Luiza tamb\u00e9m prev\u00ea a devolu\u00e7\u00e3o da car\u00eancia concedida, que tamb\u00e9m ser\u00e1 corrigida pelo IPCA.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><a><\/a>Quais ser\u00e3o os impactos da rescis\u00e3o do Magazine Luiza para o BRCO11?<\/h2>\n\n\n\n<p>Apesar da rescis\u00e3o antecipada parcial do contrato, o Magazine Luiza ainda continua com a ocupa\u00e7\u00e3o de 24.700 m\u00b2, equivalente a 35,5% do im\u00f3vel. Assim, o<strong> FII BRCO11<\/strong> passar\u00e1 a ter vac\u00e2ncia f\u00edsica de 1,7% de sua \u00e1rea log\u00edstica.<\/p>\n\n\n\n<p>A gest\u00e3o do FII destaca que a rescis\u00e3o antecipada n\u00e3o deve impactar a proje\u00e7\u00e3o de <strong>dividendos do BRCO11<\/strong>, divulgada em junho de 2023, de R$ 0,87 por cota.<\/p>\n\n\n\n<p>Na \u00e9poca, o fundo destacou que o novo guidance de <a class=\"suno-keyword\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/guias\/dividendos\/\" target=\"_blank\" rel=\"noopener\">dividendos<\/a> se dava em decorr\u00eancia do desempenho operacional do BRCO11 e de eventos divulgados anteriormente sobre indeniza\u00e7\u00f5es recebidas, renova\u00e7\u00e3o de novas loca\u00e7\u00f5es e venda do Bresco S\u00e3o Paulo.<\/p>\n\n\n\n<p>O BRCO11 encerrou a sess\u00e3o de hoje (18) na Bolsa em leve alta de 0,08%, a R$ 118,24. No ano de 2023, o desempenho do FII \u00e9 positivo em 26,81% at\u00e9 agora.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><a><\/a>Magazine Luiza desaba 12% em julho<\/h2>\n\n\n\n<p>As<strong> a\u00e7\u00f5es do Magazine Luiza <\/strong>j\u00e1 recuaram 12,17% neste m\u00eas de julho, mesmo ap\u00f3s j\u00e1 terem ca\u00eddo 11,32% em junho.<\/p>\n\n\n\n<p>Na sess\u00e3o de hoje (18),
