A margem FFO subiu 152 pontos porcentuais, para 163%.<\/p>\n\n\n\n<p>O <strong>Ebitda da<\/strong> <strong>Br Properties<\/strong>  (lucro antes dos juros, impostos, <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/depreciacao-amortizacao\/\" rel=\"noopener\">deprecia\u00e7\u00e3o e amortiza\u00e7\u00e3o<\/a>) ajustado foi a R$ 5,241 milh\u00f5es, um encolhimento de 90%. A <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/margem-ebitda\/\" rel=\"noopener\">margem Ebitda<\/a> ajustada recuou 49 pontos porcentuais, para 17%.<\/p>\n\n\n\n<p>A <strong>receita l\u00edquida da<\/strong> <strong>Br Properties<\/strong> ficou em R$ 31,559 milh\u00f5es, retra\u00e7\u00e3o de 61%.<\/p>\n\n\n\n<p>O <strong>resultado financeiro da<\/strong> <strong>Br Properties<\/strong> (saldo entre receitas e <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/despesas-financeiras\/\" rel=\"noopener\">despesas financeiras<\/a>) l\u00edquido e ajustado no quarto trimestre ficou positivo em R$ 53,6 milh\u00f5es, explicado pela amortiza\u00e7\u00e3o de todas as d\u00edvidas no terceiro trimestre e pelo maior ganho com aplica\u00e7\u00f5es do dinheiro no caixa.<\/p>\n\n\n\t<p>\n\t\t<a href=\"https:\/\/lp.suno.com.br\/planilha-controle-gastos\/\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/400x300-Planilha-controle-de-gastos.png\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/1420x240-Planilha-controle-de-gastos.png\"\n\t\t\t\t\tdata-promo-id=\"101751\"\t\t\t\t\t\t\t\t\t\twidth='1420' height='240'\t\t\t\t\talt=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/1420x240-Planilha-controle-de-gastos.png\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n\n\n\n<p>A BR Properties <a href=\"https:\/\/www.suno.com.br\/noticias\/br-properties-brpr3-vende-portfolio-brookfield-6-bi\/\">vendeu 12 pr\u00e9dios corporativos<\/a> para a Brookfield por R$ 5,920 bilh\u00f5es no ano passado, numa das maiores transa\u00e7\u00f5es da hist\u00f3ria do mercado imobili\u00e1rio brasileiro. O dinheiro da venda dos pr\u00e9dios foi usado para o pagamento de todas as d\u00edvidas e redu\u00e7\u00e3o do capital da empresa.<\/p>\n\n\n\n<p>As despesas gerais e administrativas baixaram 10% no quarto trimestre, para R$ 27,582 milh\u00f5es.<\/p>\n\n\n\n<p>A BR Properties teve <strong>preju\u00edzo l\u00edquido<\/strong> de R$ 1,523 bilh\u00e3o no acumulado de 2022. A companhia explicou que esse resultado negativo decorreu do efeito das reavalia\u00e7\u00f5es para baixo dos valores das suas propriedades &#8211; tanto das vendidas ao longo do ano, como das remanescentes no portf\u00f3lio, cujas reavalia\u00e7\u00f5es ocorreram no fim do ano e representaram uma perda de R$ 153,8 milh\u00f5es.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-br-properties-aprovou-reducao-de-capital-e-grupamento-de-acoes\">BR Properties aprovou redu\u00e7\u00e3o de capital e grupamento de a\u00e7\u00f5es<\/h2>\n\n\n\n<p>Em janeiro, a <a class=\"suno-keyword\" target=\"_blank\" data-force=\"yes\" data-priority=\"2\" href=\"https:\/\/www.suno.com.br\/acoes\/BRPR3\/\" rel=\"noopener\">BR Properties (BRPR3)<\/a> aprovou <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/artigos\/reducao-capital\/\" rel=\"noopener\">redu\u00e7\u00e3o de capital<\/a> e grupamento de a\u00e7\u00f5es. <\/p>\n\n\n\n<p>&nbsp;A redu\u00e7\u00e3o do&nbsp;<a href=\"https:\/\/www.suno.com.br\/artigos\/capital-social\/\" target=\"_blank\" rel=\"noreferrer noopener\">capital social<\/a>&nbsp;foi no montante total de R$ 2,511 bilh\u00f5es. Al\u00e9m disso, segundo comunicado enviado ao mercado, foi aprovado em Assembleia Geral Extraordin\u00e1ria o grupamento da totalidade das a\u00e7\u00f5es de emiss\u00e3o da empresa na propor\u00e7\u00e3o de 40 a\u00e7\u00f5es para 1 a\u00e7\u00e3o.<\/p>\n\n\n\n<p>Assim que a redu\u00e7\u00e3o for efetivada, o&nbsp;<strong>capital social da<\/strong>&nbsp;<strong>BR Properties<\/strong>&nbsp;passar\u00e1 de R$ 3.244.144.124,79 para R$ 733.334.268,59. A&nbsp;<a href=\"https:\/\/www.suno.com.br\/artigos\/reducao-capital\/\" target=\"_blank\" rel=\"noreferrer noopener\">redu\u00e7\u00e3o de capital<\/a>&nbsp;ser\u00e1 emprendida somente ap\u00f3s o prazo para oposi\u00e7\u00e3o de credores, de 60 dias ap\u00f3s a AGE.<\/p>\n\n\n\n<p>Segundo a empresa, o valor da&nbsp;<a href=\"https:\/\/www.suno.com.br\/artigos\/reducao-capital\/\" target=\"_blank\" rel=\"noreferrer noopener\">redu\u00e7\u00e3o de capital<\/a>&nbsp;da BRPR3 foi chancelado mediante restitui\u00e7\u00e3o aos acionistas de uma parcela em dinheiro no valor total de R$ 1,276 bilh\u00e3o.
