J\u00e1 as propriedades industriais s\u00e3o os galp\u00f5es utilizados para a produ\u00e7\u00e3o da ind\u00fastria.<\/p>\n\n\n\n<p>Segundo Jacinto Santos, Analista CNPI da Suno Research, os im\u00f3veis log\u00edsticos e industriais t\u00eam semelhan\u00e7a em um ponto espec\u00edfico, que \u00e9 a de f\u00e1cil adapta\u00e7\u00e3o do im\u00f3vel para ser utilizado em atividades dos dois setores, em caso de desocupa\u00e7\u00e3o de um inquilino.<\/p>\n\n\n\t<div data-element=\"shortcode-read-more\" class=\"knowMore\">\n\t\t\t\t<span class=\"knowMore__title\">Leia mais<\/span>\n\t\t\t\t<a class=\"knowMore__link\" href=\"https:\/\/www.suno.com.br\/noticias\/snff11-vale-a-pena-investir-fof\/\">\n\t\t\tSNFF11: vale a pena investir em fundos de fundos (FOFs)?\t\t<\/a>\n\t<\/div>\n\n\n\n\n<p>Por\u00e9m, existem im\u00f3veis que s\u00e3o menos adapt\u00e1veis, com empresas que apresentem opera\u00e7\u00f5es mais espec\u00edficas. A desocupa\u00e7\u00e3o nesse caso \u00e9 mais dif\u00edcil de acontecer, embora possa ocorrer por diversas raz\u00f5es, mas a perspectiva \u00e9 de redu\u00e7\u00e3o dos riscos de vac\u00e2ncia.<\/p>\n\n\n\n<p>Recentemente, em abril de 2022, o FII passou por uma mudan\u00e7a de gest\u00e3o da Mogno Capital para a <strong>Suno Asset<\/strong>. Santos destacou quais s\u00e3o as perspectivas para o MGLG11 em 2023, assim como os pr\u00f3ximos passos que devem ser adotados pela gest\u00e3o.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-quais-sao-as-mudancas-e-os-proximos-passos-do-mglg11\"><a><\/a>Quais s\u00e3o as mudan\u00e7as e os pr\u00f3ximos passos do MGLG11?<\/h2>\n\n\n\n<p>Recentemente, foram aprovadas mudan\u00e7as no regulamento do <strong>fundo imobili\u00e1rio MGLG11<\/strong>, conforme aprova\u00e7\u00e3o de forma un\u00e2nime em Assembleia Geral Extraordin\u00e1ria (AGE).<\/p>\n\n\n\n<p>Uma das mudan\u00e7as foi no mandato do fundo, que de log\u00edstica passou a ser h\u00edbrida. Isso faz com que o <strong>fundo MGLG11<\/strong> aumente as possibilidades de investimento e de gera\u00e7\u00e3o de renda, podendo investir n\u00e3o s\u00f3 em galp\u00f5es industriais e log\u00edsticos, mas tamb\u00e9m em escrit\u00f3rios, supermercados, hot\u00e9is, dentre outros.<\/p>\n\n\n\n<p>Al\u00e9m disso, a mudan\u00e7a de mandato tamb\u00e9m prev\u00ea que at\u00e9 10% do patrim\u00f4nio l\u00edquido do MGLG11 possa ser alocado em t\u00edtulos financeiros de cunho imobili\u00e1rio, como CRIs e LCIs, por exemplo.<\/p>\n\n\n\n<p>Outra mudan\u00e7a foi no nome do FII, que passar\u00e1 a ser <strong>Suno Log<\/strong>. Posteriormente, a expectativa \u00e9 que o ticker tamb\u00e9m mude, passando de MGLG11 para <strong>SNLG11<\/strong>, algo que ainda n\u00e3o foi concretizado.<\/p>\n\n\n\n<p>A data de an\u00fancio e de pagamento dos <strong>dividendos do MGLG11<\/strong> tamb\u00e9m foi alterada, seguindo agora os padr\u00f5es da Suno Asset. Assim, a divulga\u00e7\u00e3o do valor dos rendimentos ocorre no dia 15 de cada m\u00eas, ou no primeiro dia \u00fatil anterior quando cair em feriados e finais de semana.<\/p>\n\n\n\n<p>J\u00e1 a <strong>data de pagamento dos <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/guias\/dividendos\/\" rel=\"noopener\">dividendos<\/a> do MGLG11<\/strong> vai acontecer no dia 25 de cada m\u00eas, ou no primeiro dia \u00fatil anterior, em caso de finais de semana e feriados.<\/p>\n\n\n\n<p>Outra altera\u00e7\u00e3o no regulamento prev\u00ea dificultar um poss\u00edvel conflito de interesses. Para que o MGLG11 adquira um outro ativo de fundos da pr\u00f3pria Suno Asset, por exemplo, seria necess\u00e1rio que houvesse a aprova\u00e7\u00e3o dos cotistas para tal negocia\u00e7\u00e3o ser realizada.<\/p>\n\n\n\n<p>Para 2023, as perspectivas de Jacinto Santos para o MGLG11 \u00e9 que o fundo aumente seu patrim\u00f4nio e tenha uma maior diversifica\u00e7\u00e3o de sua carteira, em diferentes setores.<\/p>\n\n\n\n<p>\u201cA ideia \u00e9 que caso um setor esteja com maiores dificuldades operacionais, eu tenha um outro setor que compense isso, dando uma aten\u00e7\u00e3o especial para os segmentos com maior dificuldade, mas tendo um outro locat\u00e1rio que est\u00e1 pagando o aluguel normalmente\u201d.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-quais-as-vantagens-de-investir-em-fundos-de-tijolo\">Quais as vantagens de investir em fundos de tijolo?<\/h2>\n\n\n\n<p>O especialista destaca que os <strong><a href=\"https:\/\/www.suno.com.br\/artigos\/fundos-de-tijolo\/\" target=\"_blank\" rel=\"noreferrer noopener\">FIIs de tijolo<\/a><\/strong>, como o MGLG11, contam com uma maior facilidade para que o investidor entenda como eles funcionam, podendo encontrar de forma mais simples as informa\u00e7\u00f5es necess\u00e1rias para investir.<\/p>\n\n\n\n<p>O brasileiro est\u00e1 mais familiarizado em investir em im\u00f3veis f\u00edsicos de forma direta. Assim, mesmo que o <strong>fundo imobili\u00e1rio de tijolo<\/strong> seja um investimento indireto em im\u00f3veis, os investidores conseguem entender melhor como se d\u00e1 a din\u00e2mica de gera\u00e7\u00e3o de renda e distribui\u00e7\u00e3o dos rendimentos desse tipo de FII.<\/p>\n\n\n\n<p>Vale destacar que os <a class=\"suno-keyword\" target=\"_blank\" data-force=\"no\" data-priority=\"1\" href=\"https:\/\/www.suno.com.br\/guias\/dividendos\/\" rel=\"noopener\">dividendos<\/a> de FIIs s\u00e3o isentos de imposto de renda para pessoas f\u00edsicas, o que se torna um dos principais atrativos dos investidores ao optarem pelos fundos imobili\u00e1rios em detrimento aos im\u00f3veis f\u00edsicos, j\u00e1 que nesse segundo caso existe a tributa\u00e7\u00e3o sobre os rendimentos de aluguel.<\/p>\n\n\n\n<p>Outra vantagem em optar pelos <strong>fundos imobili\u00e1rios<\/strong> ao inv\u00e9s dos im\u00f3veis f\u00edsicos \u00e9 a possibilidade de diversifica\u00e7\u00e3o e investimento fracionado.<\/p>\n\n\n\n<p>\u201cO fundo imobili\u00e1rio voc\u00ea consegue comprar a partir de uma cota, enquanto nos im\u00f3veis \u00e9 necess\u00e1rio compr\u00e1-lo por inteiro\u201d, diz Jacinto.
