No caso do VGIA11, por exemplo, foram 7,7% de alta no pre\u00e7o da cota.<\/p>\n<p>Logo em seguida, aparecem os <strong>fundos\u00a0<\/strong><b>imobili\u00e1rios<\/b> do segmento de shoppings, como o HSI Malls (<a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/hsml11\/\" target=\"_blank\" rel=\"noopener\" data-force=\"yes\" data-priority=\"2\">HSML11<\/a>), o Malls Brasil Plural (<a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/mall11\/\" target=\"_blank\" rel=\"noopener\" data-force=\"yes\" data-priority=\"2\">MALL11<\/a>), com retornos de 22,7% e 21,9%.<\/p>\n<p>P\u00e1tria Log\u00edstica (<a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/patl11\/\" target=\"_blank\" rel=\"noopener\" data-force=\"yes\" data-priority=\"2\">PATL11<\/a>) vem logo em seguida, com 21,2% de retorno em 2022.<\/p>\n<p>Considerando somente os\u00a0<strong>FIIs de Tijolo<\/strong>, o maior retorno \u00e9 o do HSML11. Dentre os FIIs de papel, o VGIA11 e o XPCA11 seguem no topo do ranking, dada a predomin\u00e2ncia desse segmento em 2022.<\/p>\n<p>Os dados foram levantados pela consultoria Quantum Finance e divulgados pelo Valor Investe, levando em considera\u00e7\u00e3o somente os fundos com mais de 18 mil cotistas, volume financeiro m\u00e9dio superior a R$ 500 mil no ano e patrim\u00f4nio l\u00edquido acima de R$ 100 milh\u00f5es.<\/p>\n<h2>&#8216;Fiagro \u00e9 a bola da vez&#8217;, diz gestor<\/h2>\n<p>O CEO da <strong>Valora<\/strong> &#8211; gestora que ocupa o topo do ranking de retornos &#8211; Daniel Pegorini, revelou que os Fiagros s\u00e3o ativos &#8216;descorrelacionados&#8217; e atrativos em um momento de grande volatilidade.<\/p>\n<p>Ou seja, na sua vis\u00e3o, s\u00e3o fundos que oferecem bons retornos sem oferecer tanto risco.<\/p>\n<p>&#8220;Acho que os<strong> ativos do agro<\/strong> s\u00e3o a bola da vez. S\u00e3o descorrelacionados e o segmento \u00e9 enorme. Existe dois tipos de commodities no mundo, basicamente: comida e metais. Os metais sofrem; tivemos queda no min\u00e9rio com a desacelera\u00e7\u00e3o imobili\u00e1ria na China. Mas ningu\u00e9m deixa de comer&#8221;, disse, em entrevista ao <a href=\"https:\/\/www.youtube.com\/watch?v=nEWkMD9xLKg\">Almo\u00e7o com Gestor do Suno Not\u00edcias<\/a>.<\/p>\n<p>Al\u00e9m disso, destacou que o<strong> mercado de FIIs<\/strong> de um modo geral \u00e9 c\u00edclico, e que os <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/fundos-de-tijolo\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">fundos de tijolo<\/a> devem voltar a ter bons retornos no futuro.<\/p>\n<p>&#8220;O <strong>mercado imobili\u00e1rio<\/strong> \u00e9 c\u00edclico. Sempre vai ser, no Brasil e no mundo. Se voc\u00ea pegar nossas posi\u00e7\u00f5es de tr\u00eas ou quatro anos atr\u00e1s, voc\u00ea veria muito CRI em cima de financiamento de im\u00f3veis prontos e acabados, como garantia. Reduzimos isso, depois, e o processo passou a ser de lan\u00e7amento&#8221;, relata.<\/p>\n<p>&#8220;A verdade \u00e9 que navegamos ciclos. Garanto que em dois anos faremos esses financiamentos de CRI em im\u00f3vel pronto e acabado de novo.
