No entanto, em um cen\u00e1rio mais favor\u00e1vel, eles tendem a gerar um ganho real maior que um <a href=\"https:\/\/www.suno.com.br\/artigos\/fundos-de-logistica\/\"><strong>condom\u00ednio log\u00edstico<\/strong><\/a>.<\/p>\n<p>No caso dos galp\u00f5es log\u00edsticos, a fonte de renda \u00e9 atrelada a um contrato de loca\u00e7\u00e3o indexado \u00e0 infla\u00e7\u00e3o, limitando um pouco seus ganhos.<\/p>\n<p>Nos fundos de shoppings, al\u00e9m dos contratos de loca\u00e7\u00e3o, os FIIs t\u00eam outros tipos de receitas que potencializam seus ganhos. Mas estas s\u00e3o vari\u00e1veis e dependem da performance dos shoppings e dos lojistas.<\/p>\n<p>&#8220;Se o resultado for acima do esperado, isso pode gerar receitas maiores do que somente a corre\u00e7\u00e3o pelo infla\u00e7\u00e3o dos alugu\u00e9is&#8221;, destaca o diretor.<\/p>\n<p>Neste aspecto, se houver um aumento das vendas, o<strong> FII de shopping<\/strong> pode ter uma receita de loca\u00e7\u00e3o adicional ao aluguel fixo. Isso vale para os estacionamentos que podem gerar mais receita e outros elementos dos shoppings.<\/p>\n<p>Por outro lado, esse dinamismo n\u00e3o existe nos <strong>FIIs de log\u00edstica<\/strong>, que possuem como receita apenas os alugu\u00e9is ou venda de seus im\u00f3veis.<\/p>\n<p>Gaiad comenta que, em termos de risco e retorno, as lajes corporativas est\u00e3o no meio do caminho entre os dois segmentos. No fim das contas, o que vale \u00e9 diversificar a carteira e investir em v\u00e1rios segmentos.<\/p>\n<h2>Conhe\u00e7a os FIIs da HSI Investimentos<\/h2>\n<p>Gaiad comentou que a HSI Investimentos possui tr\u00eas fundos imobili\u00e1rios de tijolos sob sua gest\u00e3o.<\/p>\n<p>O primeiro deles \u00e9 <a href=\"http:\/\/suno.com.br\/fundos-imobiliarios\/hsml11\"><strong>HSML11<\/strong><\/a>, um fundo de shopping center com 7 shoppings centers em seu portf\u00f3lio, 135.856 cotistas e patrim\u00f4nio l\u00edquido de 1,56 bilh\u00e3o. Neste m\u00eas, os dividendos do HSML11 foram de R$ 0,67\/cota.<\/p>\n<p>No setor log\u00edstico, a HSI Investimentos faz a gest\u00e3o do <a href=\"http:\/\/suno.com.br\/fundos-imobiliarios\/hslg11\"><strong>HSLG11<\/strong><\/a>, fundo com patrim\u00f4nio l\u00edquido de R$ 1,33 bilh\u00e3o e 21.669 cotistas. Com 4 galp\u00f5es em seu portf\u00f3lio, o FII distribuiu neste m\u00eas o valor de R$ 0,69 por cota.<\/p>\n<p>Por fim, o outro fundo gerido pela HSI \u00e9 o <a href=\"http:\/\/suno.com.br\/fundos-imobiliarios\/hsre11\"><strong>HSRE11<\/strong><\/a>, um fundo imobili\u00e1rio de renda urbana com perfil de investimentos bastante diversificado, com lojas em shoppings e em espa\u00e7os urbanos.
