Neste caso, \u00e9 mais interessante focar em im\u00f3veis de classes A e A+, localizados em regi\u00f5es nobres da cidade de S\u00e3o Paulo.<\/p>\n<p>No<strong> setor log\u00edstico<\/strong>, o time de analistas da XP espera um retorno mais r\u00e1pido ao equil\u00edbrio entre pre\u00e7os e <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/taxa-de-vacancia\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">taxa de vac\u00e2ncia<\/a>, dada a maior rapidez para constru\u00e7\u00e3o dos im\u00f3veis deste segmento. Al\u00e9m disso, espera um crescimento moderado no m\u00e9dio prazo, acompanhando a evolu\u00e7\u00e3o do PIB dom\u00e9stico.<\/p>\n<p>Os <strong>fundos imobili\u00e1rios de varejo aliment\u00edcio<\/strong> tendem a apresentar menor volatilidade, oferecendo relativa prote\u00e7\u00e3o aos movimentos do <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/ciclo-economico\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">ciclo econ\u00f4mico<\/a> no m\u00e9dio prazo.<\/p>\n<p>A corretora afirmou esperar um aumento gradual do market share das varejistas no atacarejo, o que deve gerar novos alugu\u00e9is de lojas com ampla metragem e termos contratuais favor\u00e1veis.<\/p>\n<p>&#8220;O setor tamb\u00e9m deve se beneficiar no <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/curto-prazo\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">curto prazo<\/a> com a <strong>Copa do Mundo 2022<\/strong> e a recente eleva\u00e7\u00e3o do valor do Aux\u00edlio Brasil, que devem ser positivos para o <strong>faturamento do varejo aliment\u00edcio<\/strong>, beneficiando FIIs com contratos que incluem um aluguel vari\u00e1vel proporcional \u00e0s vendas das lojas&#8221;, disse a XP.<\/p>\n<p>J\u00e1 os<strong> fundos imobili\u00e1rios no varejo educacional<\/strong> tendem a apresentar comportamento relativamente est\u00e1vel das receitas no m\u00e9dio prazo, por\u00e9m estar\u00e3o sujeitos aos movimentos de expans\u00e3o e consolida\u00e7\u00e3o dos grandes grupos educacionais.<\/p>\n<p>A XP avalia que, no m\u00e9dio prazo, o crescimento do setor deve ocorrer em linha com o crescimento do emprego e renda, mas deve se concentrar no ensino \u00e0 dist\u00e2ncia, que demanda reduzida infraestrutura de im\u00f3veis.<\/p>\n<p>&#8220;Os estabelecimentos educacionais classificados como premium, que atualmente t\u00eam boa participa\u00e7\u00e3o nos im\u00f3veis locados dos FIIs, devem conseguir apresentar algum crescimento no ensino presencial, tendo tamb\u00e9m uma maior facilidade de repassar aos seus pre\u00e7os a infla\u00e7\u00e3o observada&#8221;, pontuou a casa.<\/p>\n\t<p>\n\t\t<a href=\"\" target=\"_blank\"
