Com isso, o <strong>IFIX<\/strong> reverteu as perdas acumuladas para ganhos em 2022, que somam 0,29% nesses primeiros quatro meses.<\/p>\n<p>Em abril, dos 104 fundos imobili\u00e1rios que comp\u00f5em a <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/carteira-teorica\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">carteira te\u00f3rica<\/a> do IFIX, 76 deles encerraram o m\u00eas no campo positivo. Os <strong>FIIs h\u00edbridos<\/strong>, que investem em im\u00f3veis e em cr\u00e9dito, lideraram os setores com maiores ganhos, com valoriza\u00e7\u00e3o de 2,05%, em m\u00e9dia.<\/p>\n<p>Os segmentos de shoppings e ag\u00eancias foram os que apresentaram menores ganhos, com eleva\u00e7\u00e3o de 0,13%, enquanto Outros protagonizou sozinho as perdas, com queda de 0,03%, segundo (29\/04\/2022)<\/em><\/p>\n<h3>SARE11<\/h3>\n<p>O destaque de abril foi o fundo imobili\u00e1rio Santander Renda de Alugu\u00e9is (<strong>SARE11<\/strong>), que iniciou o m\u00eas com a cota avaliada em R$ 70,22 e terminou valendo R$ 76,88. De 19 preg\u00f5es no per\u00edodo, o fundo fechou com alta em 12 deles.<\/p>\n<p>No \u00faltimo relat\u00f3rio gerencial, a gest\u00e3o do SARE11 indicou que tem observado melhora nas loca\u00e7\u00f5es dos escrit\u00f3rios em S\u00e3o Paulo, setor em que o FII opera por meio de im\u00f3veis comerciais. O pr\u00f3ximo pagamento de rendimento do fundo ser\u00e1 no dia 13 de maio, no valor de R$ 0,62 por cota, equivalente a 0,82% de<em> <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/dividend-yield-como-calcular\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"2\">dividend yield<\/a><\/em>.<\/p>\n<p>Encostado no SARE11 est\u00e1 o<strong> Maxi Renda<\/strong>, que valorizou 8,62% em abril. Em relat\u00f3rio sobre as <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/demonstracoes-financeiras\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">demonstra\u00e7\u00f5es financeiras<\/a> de 2021, o MXRF11 mostrou que terminou o ano com lucro, de modo que seus dividendos estavam regulares no ano passado. Os dados apurados pela CVM era dos anos de 2014 a 2020, per\u00edodo em que o FII chegou a apresentar preju\u00edzo cont\u00e1bil.<\/p>\n<p>Ap\u00f3s 25 de janeiro, quando avisou o mercado sobre o processo, o MXRF11 chegou a m\u00ednima de R$ 8,81 nas negocia\u00e7\u00f5es no IFIX, mas agora se recuperou e voltou ao patamar do in\u00edcio do ano, ao terminar abril valendo R$ 9,95.\u00a0O pr\u00f3ximo pagamento de dividendos ser\u00e1 em 13 de maio, no valor de R$ 0,11 por cota, equivalente a 1,11% de dividend yield.<\/p>\n<p>Em abril, o MXRF11 completou duas d\u00e9cadas de vida. <a
