Com isso, nos \u00faltimos 12 meses, de cada 10 fundos imobili\u00e1rios negociados na Bolsa, sete eram \u201cfundos de papel\u201d.<\/p>\n<table dir=\"ltr\" border=\"1\" cellspacing=\"0\" B3.\u00a0<\/em><\/p>\n<p>E isso tem uma raz\u00e3o: em mar\u00e7o, a <strong>infla\u00e7\u00e3o<\/strong> medida pelo \u00cdndice Nacional de Pre\u00e7os ao Consumidor Amplo (IPCA) subiu 1,62%, a maior taxa para o m\u00eas em 28 anos, antes mesmo da implanta\u00e7\u00e3o do Plano Real. Em 12 meses, o IPCA acumulado atingiu 11,30%.<\/p>\n<p>Al\u00e9m disso, na \u00faltima reuni\u00e3o do Copom, tamb\u00e9m realizada em mar\u00e7o, o Banco Central (BC) elevou a<strong> taxa Selic<\/strong> em 1 ponto percentual, para 11,75%, com a sinaliza\u00e7\u00e3o de um novo aumento da mesma magnitude para maio. Logo, a taxa b\u00e1sica de juros pode chegar a 12,75% nas pr\u00f3ximas semanas.<\/p>\n<p>Com os principais indicadores de <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/correcao-monetaria\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"2\">corre\u00e7\u00e3o monet\u00e1ria<\/a> da economia em patamares t\u00e3o elevados, ativos financeiros que s\u00e3o corrigidos mensalmente por esses indexadores ganham destaque. Mas, afinal, com a<strong> infla\u00e7\u00e3o e os juros<\/strong> t\u00e3o altos, vale mais a pena investir em t\u00edtulos atrelados ao IPCA ou \u00e0 Selic?<\/p>\n\t<p>\n\t\t<a href=\"\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"\"\n\t\t\t\t\tdata-promo-id=\"77014\"\t\t\t\t\t\t\t\t\t\t\t\t\t\t\talt=\"\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n<h2>CRIs atrelados ao IPCA ou \u00e0 Selic?<\/h2>\n<p>Segundo relat\u00f3rio gerencial do EQI Receb\u00edveis Imobili\u00e1rios (<a href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/eqir11\/\" target=\"_blank\" rel=\"noopener\">EQIR11<\/a>), fundo de papel que monitora o mercado desse segmento, em janeiro de 2022 o <strong>volume emitido de CRIs<\/strong> foi de R$ 1,7 bilh\u00e3o, totalizando 37 opera\u00e7\u00f5es.<\/p>\n<p>As <strong>emiss\u00f5es indexadas ao IPCA<\/strong> representaram 81% do total, com destaque para o aumento no spread m\u00e9dio para 10,0% a.a, uma eleva\u00e7\u00e3o de 0,9 p.p. na compara\u00e7\u00e3o m\u00eas a m\u00eas.<\/p>\n<p>J\u00e1 as <strong>emiss\u00f5es indexadas ao CDI<\/strong> (Certificado de Dep\u00f3sito Interbanc\u00e1rio que acompanha os valores da taxa Selic) representaram 19% do total e tamb\u00e9m tiveram aumento no spread m\u00e9dio para 5,5% a.a (+2,2 p.p. m\u00eas a m\u00eas).<\/p>\n<p>Com o IPCA acumulado em 12 meses acima dos dois d\u00edgitos (11,30% em mar\u00e7o), o retorno do CDI no mesmo per\u00edodo perde para a infla\u00e7\u00e3o (6,45% em mar\u00e7o, segundo a Anbima), o que leva a uma maior emiss\u00e3o de CRIs indexados ao IPCA.<\/p>\n<p>Por\u00e9m, especialistas da <strong>ind\u00fastria de FIIs<\/strong> j\u00e1 sinalizam uma mudan\u00e7a de tend\u00eancia que poder\u00e1 acontecer nos pr\u00f3ximos meses: a alta dos juros deve ajudar a controlar a infla\u00e7\u00e3o, de modo que o CDI dos pr\u00f3ximos 12 meses supere o IPCA acumulado no mesmo per\u00edodo.<\/p>\n<figure id=\"attachment_246439\" aria-describedby=\"caption-attachment-246439\" style=\"width: 1024px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-246439 size-large\" src=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2022\/03\/anderson-santos-2AtshZyhO18-unsplash-1024x683.jpg\" alt=\"Fundos imobili\u00e1rios - IFIX\" width=\"1024\" height=\"683\" srcset=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2022\/03\/anderson-santos-2AtshZyhO18-unsplash-1024x683.jpg 1024w, https:\/\/files.sunoresearch.com.br\/n\/uploads\/2022\/03\/anderson-santos-2AtshZyhO18-unsplash-300x200.jpg 300w, https:\/\/files.sunoresearch.com.br\/n\/uploads\/2022\/03\/anderson-santos-2AtshZyhO18-unsplash-768x512.jpg 768w, https:\/\/files.sunoresearch.com.br\/n\/uploads\/2022\/03\/anderson-santos-2AtshZyhO18-unsplash-1536x1024.jpg 1536w, https:\/\/files.sunoresearch.com.br\/n\/uploads\/2022\/03\/anderson-santos-2AtshZyhO18-unsplash-2048x1365.jpg 2048w, https:\/\/files.sunoresearch.com.br\/n\/uploads\/2022\/03\/anderson-santos-2AtshZyhO18-unsplash-150x100.jpg 150w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><figcaption id=\"caption-attachment-246439\" class=\"wp-caption-text\">Fundos imobili\u00e1rios, S\u00e3o Paulo (SP). Foto: Unsplash.<\/figcaption><\/figure>\n<h2>Reciclagem de portf\u00f3lio dos FIIs<\/h2>\n<p>De olho nessa mudan\u00e7a de tend\u00eancia, a gest\u00e3o de alguns fundos imobili\u00e1rios j\u00e1 come\u00e7ou a focar em CRIs atrelados ao CDI para compor o portf\u00f3lio.<\/p>\n<p>\u00c9 o caso do <strong>Maxi Renda<\/strong> (<a href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/mxrf11\/\" target=\"_blank\" rel=\"noopener\">MXRF11<\/a>). Andr\u00e9 Masetti, gestor do FII mais popular da Bolsa brasileira, afirma que \u00e9 importante acompanhar as movimenta\u00e7\u00f5es do mercado para garantir a maior rentabilidade poss\u00edvel para os cotistas.<\/p>\n<p>Na vis\u00e3o dele e da <strong>XP Asset<\/strong>, a exposi\u00e7\u00e3o ao CDI neste momento e pelos pr\u00f3ximos meses \u00e9 mais garantida em termos de estrat\u00e9gia, com a subida dos juros. Segundo <strong>Maximo Lima<\/strong>, CEO da HSI, com a guerra entre R\u00fassia e Ucr\u00e2nia, o ciclo previsto para a alta dos juros mudou.<\/p>\n<p>Agora, o mercado trabalha com a possibilidade de juros mais altos, acima de 13%, e tamb\u00e9m com uma perman\u00eancia em patamares mais elevados por mais tempo. \u201cAntes se falava em queda dos juros ainda em 2022, agora isso n\u00e3o parece ser mais uma possibilidade\u201d, diz Lima.<\/p>\n<p>O FII de receb\u00edveis da HSI, o <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/fundos-imobiliarios\/hsaf11\/\" target=\"_blank\" rel=\"noopener\" data-force=\"yes\" data-priority=\"2\">HSAF11<\/a>, ainda est\u00e1 predominantemente atrelado ao IPCA, mas no \u00faltimo relat\u00f3rio gerencial, de mar\u00e7o, o gestor do fundo j\u00e1 declarou a sua posi\u00e7\u00e3o de come\u00e7ar uma <strong>exposi\u00e7\u00e3o em CDI<\/strong>.<\/p>\n<p>\u201cCom as recentes altas na taxa b\u00e1sica de juros e vi\u00e9s de eleva\u00e7\u00e3o para as pr\u00f3ximas reuni\u00f5es do Copom, seguimos avaliando aloca\u00e7\u00f5es indexadas ao CDI\u201d, indica o documento.<\/p>\n<p>Isso tamb\u00e9m pode ser observado inclusive em outros fundos de investimento, como os Fiagros. Segundo o gestor da JGP, <strong>Alexandre Muller<\/strong>, a casa j\u00e1 verifica a invers\u00e3o entre CDI e IPCA desde o fim do ano passado. \u201cEssa \u00e9 uma vis\u00e3o importante para a constru\u00e7\u00e3o de uma carteira.
