Em 2021, o <strong>IFIX<\/strong> recuou 2,28%.<\/p>\n<p>O <strong>mercado imobili\u00e1rio<\/strong> do Pa\u00eds continua prejudicado com o cen\u00e1rio de altos juros e infla\u00e7\u00e3o elevada. No \u00faltimo <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/boletim-focus\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">Relat\u00f3rio Focus<\/a>, do Banco Central (BC), o mercado financeiro indicou uma estimativa de taxa Selic em 13% ao fim de 2022.<\/p>\n<p>Economistas agora falam que o in\u00edcio do ciclo de queda dos juros s\u00f3 deve acontecer em meados de 2023, enquanto antes da guerra entre R\u00fassia e Ucr\u00e2nia se falava em queda da Selic ainda em 2022.<\/p>\n<p>Com isso, somente um segmento de fundos imobili\u00e1rios continua se beneficiando dos fortes indicadores da economia, que s\u00e3o os &#8220;<strong><a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/fundos-de-papel-valem-a-pena\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">fundos de papel<\/a><\/strong>&#8220;. Indexados \u00e0 infla\u00e7\u00e3o (IPCA) e aos juros (CDI), esses ativos financeiros t\u00eam distribu\u00eddo os maiores rendimentos e s\u00e3o respons\u00e1veis pelos maiores volumes de negocia\u00e7\u00f5es do IFIX desde o ano passado.<\/p>\n<p>Na outra ponta, a da perda, est\u00e3o os fundos imobili\u00e1rios de outros segmentos, como os &#8220;<a class=\"suno-keyword\" dos fundos imobili\u00e1rios em mar\u00e7o<\/h2>\n<h3>Bluemacaw Log\u00edstica<\/h3>\n<p>O destaque negativo de mar\u00e7o foi o fundo imobili\u00e1rio Bluemacaw Log\u00edstica (<strong>BLMG11<\/strong>).<\/p>\n<p>Em termos de notici\u00e1rio, o fundo anunciou que seus im\u00f3veis foram reavaliados pela Colliers International do Brasil para cima. Conjuntamente, os valores aumentaram em 3,12%, o que significa um incremento de R$ 8,04 ao <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/valor-patrimonial\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">valor patrimonial<\/a> (VP) por <strong>cota do BLMG11<\/strong>.<\/p>\n<p>Com isso, o novo VP do<strong> Bluemacaw Log\u00edstica<\/strong> passou a ser R$ 99,38.<\/p>\n<p>Por\u00e9m, segundo especialistas, o BLMG11 \u00e9 um fundo novo, com uma gestora recente em fundos imobili\u00e1rios, de modo que os investidores ainda se sentem receosos com o ativo. Nos \u00faltimos 12 meses, o FII acumula uma queda de 22,58% no valor da cota.<\/p>\n<p>No \u00faltimo m\u00eas, o Bluemacaw distribuiu rendimentos no valor de R$ 0,80 por cota, no dia 15 de mar\u00e7o, equivalente a um <em>dividend yield<\/em> de 0,90%.<\/p>\n<h3>Vinci Instrumentos Financeiros<\/h3>\n<p>O FII <strong>VIFI11<\/strong> passa por um momento de transi\u00e7\u00e3o para o fundo imobili\u00e1rio. Nos \u00faltimos 12 meses, o fundo acumula queda de 19,04%.<\/p>\n<p>No \u00faltimo m\u00eas, o <strong>Vinci Instrumentos Financeiros<\/strong> distribuiu rendimentos no valor de R$ 0,66 por cota, no dia 15 de mar\u00e7o, equivalente a um <em>dividend yield<\/em> de 0,82%.<\/p>\n<h3>More Real Estate<\/h3>\n<p>O FII <strong>MORE11<\/strong> n\u00e3o teve not\u00edcias espec\u00edficas no per\u00edodo. Em live com os gestores, eles informam que fizeram mudan\u00e7as no portf\u00f3lio, principalmente nas posi\u00e7\u00f5es de <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/certificados-recebiveis-imobiliarios\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">Certificados de Receb\u00edveis Imobili\u00e1rios<\/a> (CRIs), que s\u00e3o os que apresentam mais oportunidades no momento.<\/p>\n<p>A posi\u00e7\u00e3o de caixa aumentou um pouco no m\u00eas, pela redu\u00e7\u00e3o de alguns ativos, informam os gestores. &#8220;Antes os FoFs tinham uma dificuldade muito grande de carregar caixa. Era uma coisa que penalizava muito o retorno porque o CDI estava abaixo de 3%. Hoje, com a taxa do CDI acima de 10%, carregar caixa rende e n\u00e3o \u00e9 mais t\u00e3o ruim para os fundos imobili\u00e1rios&#8221;, diz o gestor Yuri Bialoskorski, em live.<\/p>\n<p>Em mar\u00e7o, o MORE11 caiu 5,08%, com as cotas avaliadas em R$ 72,00. As novas cotas, no valor de R$ 117,65, ser\u00e3o convertidas em 12 de abril.<\/p>\n<p>Em mar\u00e7o, o <strong>HCTR11<\/strong> caiu 3,77%, com as cotas avaliadas em R$ 8,93. Nos \u00faltimos 12 meses,\u00a0 o fundo acumula queda de 6,15%.<\/p>\n<p>No \u00faltimo m\u00eas, o <strong>Hectare<\/strong> distribuiu rendimentos no valor de R$ 1,40 por cota, no dia 8 de mar\u00e7o, equivalente a um <em>dividend yield<\/em> de 1,14%.<\/p>\n<h3>Tordesilhas<\/h3>\n<p>Em mar\u00e7o, o fundo TORD11 caiu 3,83%, com as cotas avaliadas em R$ 118,10. Nos \u00faltimos 12 meses,\u00a0 o fundo acumula queda de 6,15%. Em mar\u00e7o, o Tordesilhas distribuiu rendimentos no valor de R$ 0,08 por cota, no dia 15, equivalente a um <em>dividend yield<\/em> de 0,87%.<\/p>\n<h2>Investindo em fundos imobili\u00e1rios com cuidado<\/h2>\n<p>Antes de qualquer investimento em a\u00e7\u00f5es ou<strong>\u00a0fundos imobili\u00e1rios<\/strong>\u00a0\u00e9 importante ressaltar que quitar as d\u00edvidas e fazer uma reserva de emerg\u00eancia deve sempre ser a prioridade.
