A infla\u00e7\u00e3o tamb\u00e9m deve reduzir a propens\u00e3o do consumidor a comprar im\u00f3veis em 2022.<\/p>\n<p>O <strong>crescimento<\/strong> em 2021 foi puxado pelos financiamentos com recursos da poupan\u00e7a, que subiram 66% em rela\u00e7\u00e3o a 2020.<\/p>\n<p>O financiamento via Fundo de Garantia do Tempo de Servi\u00e7o (FGTS) caiu 3%.<\/p>\n\n\t<div data-element=\"shortcode-read-more\" class=\"readToo\">\n\t\t\t\t<span class=\"readToo__title\">Leia mais<\/span>\n\t\t\t\t<ul class=\"readToo__list\">\n\t\t\t<li><a href=\"https:\/\/www.suno.com.br\/noticias\/petrobras-petr4-aes-brasil-aesb3-iguatemi-igti11-chamam-atencao-mercado-financeiro\/\">Petrobras (PETR4), AES Brasil (AESB3) e Iguatemi (IGTI11) chamam aten\u00e7\u00e3o do mercado financeiro<\/a><\/li><li><a href=\"https:\/\/www.suno.com.br\/noticias\/assai-asai3-lucro-liquido-4t21\/\">Assa\u00ed (ASAI3): lucro l\u00edquido sobe 76,3% no 4T21, para R$ 527 milh\u00f5es, com cr\u00e9ditos fiscais<\/a><\/li>\t\t<\/ul>\n\t<\/div>\n\n\n<p>O recorde deve ser renovado em 2022, mas sem placar el\u00e1stico. Atualmente, ela est\u00e1 em torno de 9% a 10% ao ano.<\/p>\n<p>No come\u00e7o de 2021, estava perto de 7% ao ano. O aumento se traduz em parcelas mais caras para os mutu\u00e1rios e na redu\u00e7\u00e3o de seu <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/poder-de-compra\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">poder de compra<\/a>.<\/p>\n<p>&#8220;O aumento na taxa de juros preocupa&#8221;, disse h\u00e1 duas semanas o economista-chefe do Secovi-SP, Celso Petrucci. Para ele, por\u00e9m, a taxa permanece &#8220;atrativa&#8221; o suficiente para manter a liquidez do setor: ap\u00f3s recordes de baixa em 2021, voltou a um patamar mais pr\u00f3ximo das m\u00e9dias hist\u00f3ricas com que o mercado costuma trabalhar.<\/p>\n<p>&#8220;J\u00e1 tivemos taxas de cr\u00e9dito imobili\u00e1rio com dois d\u00edgitos, e nem por isso perdemos a pujan\u00e7a nos volumes de financiamento&#8221;, afirma o presidente da Associa\u00e7\u00e3o Brasileira das Entidades de Cr\u00e9dito Imobili\u00e1rio e Poupan\u00e7a (Abecip), Jos\u00e9 Ramos Rocha Neto.<\/p>\n<p>Um dos fatores que podem frear a alta dos juros para os mutu\u00e1rios, na avalia\u00e7\u00e3o dos bancos, \u00e9 a &#8220;trava&#8221; do rendimento da poupan\u00e7a.<\/p>\n\t<p>\n\t\t<a href=\"https:\/\/lp.suno.com.br\/ebook-como-analisar-uma-acao\/\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/Ebook-Acoes-Mobile-1.jpg\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/Ebook-Acoes-Desktop-1.jpg\"\n\t\t\t\t\tdata-promo-id=\"171998\"\t\t\t\t\t\t\t\t\t\twidth='1420' height='286'\t\t\t\t\talt=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/03\/Ebook-Acoes-Desktop-1.jpg\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n<p>Quando a Selic ultrapassa 8,5% ao ano, a remunera\u00e7\u00e3o estaciona em 6,17% ao ano mais a <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/guias\/taxa-referencial\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"3\">taxa referencial<\/a> (TR). Como a Selic est\u00e1 em 10,75% ao ano, a alta do custo de financiamento para os bancos est\u00e1 dada, ainda que os juros b\u00e1sicos da economia voltem a subir, como o mercado prev\u00ea.<\/p>\n<p>Rocha Neto afirma que o aumento dos juros ter\u00e1 impactos diferentes no financiamento \u00e0 aquisi\u00e7\u00e3o e no \u00e0 constru\u00e7\u00e3o.<\/p>\n<p>No primeiro caso, o consumidor pode concluir que, mesmo com a parcela maior, a compra compensa, especialmente ap\u00f3s os \u00faltimos reajustes de pre\u00e7o dos alugu\u00e9is. Nos projetos das incorporadoras, por\u00e9m, a eleva\u00e7\u00e3o das taxas tem efeito mais dif\u00edcil de compensar.<\/p>\n<p>&#8220;As taxas (para <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/pessoa-fisica\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">pessoa f\u00edsica<\/a> e jur\u00eddica) do <strong>cr\u00e9dito imobili\u00e1rio<\/strong> est\u00e3o subindo na mesma propor\u00e7\u00e3o, mas a pessoa jur\u00eddica faz a conta do payback (retorno) do projeto&#8221;, diz.
