Juntos, os <strong>FII\u00a0<\/strong>possuem R$ 7,5 bilh\u00f5es de capitaliza\u00e7\u00e3o de mercado, uma m\u00e9dia di\u00e1ria de 2.452 neg\u00f3cios e uma taxa de ocupa\u00e7\u00e3o m\u00e9dia de 92,1%.<\/p>\n<p>No \u00faltimo ano, esses fundos tiveram 7,4% de rentabilidade ou taxa interna de retorno (TIR).<\/p>\n<div>[optin-monster-shortcode id=&#8221;npkxlwaleraa8psvnego&#8221;]<\/div>\n<h2>Fundos Imobili\u00e1rios em S\u00e3o Paulo<\/h2>\n<p>Em S\u00e3o Paulo, o Governo do Estado de S\u00e3o Paulo decidiu iniciar suas opera\u00e7\u00f5es de seu Fundo de Investimento Imobili\u00e1rio (FII) na <strong>Bolsa de Valores<\/strong> no \u00faltimo m\u00eas.<\/p>\n<p>O fundo vem ao mercado com 264 im\u00f3veis no portf\u00f3lio que possuem um valor estimado em quase R$ 1 bilh\u00e3o na carteira. Ser\u00e3o negociados no fundo:<\/p>\n<ul>\n<li>Pr\u00e9dios comerciais;<\/li>\n<li>Pr\u00e9dios residenciais;<\/li>\n<li>Terrenos;<\/li>\n<li>Barrac\u00f5es<\/li>\n<li>Gin\u00e1sios;<\/li>\n<\/ul>\n<p>O Fundo Imobili\u00e1rio de S\u00e3o Paulo \u00e9 uma novidade no Brasil. O FII \u00e9 o primeiro fundo cujo maior cotista \u00e9 um \u00f3rg\u00e3o p\u00fablico. At\u00e9 o momento, o \u00fanico cotista do fundo \u00e9 o pr\u00f3prio Estado de S\u00e3o Paulo.<\/p>\n<p>As unidades que comp\u00f5em o portf\u00f3lio inicial do fundo est\u00e3o com toda a documenta\u00e7\u00e3o regularizada. No entanto, os recursos derivar\u00e3o da venda de cotas e da monetiza\u00e7\u00e3o dos <strong>ativos<\/strong> <strong>imobili\u00e1rios.<\/strong><\/p>\n<p>O governador de S\u00e3o Paulo<strong>, Jo\u00e3o Doria,<\/strong> anunciou no m\u00eas passado a inten\u00e7\u00e3o de se desfazer de 22 mil im\u00f3veis &#8220;sem utilidade&#8221;.\u00a0Caso essas vendas se concretizem, seria uma oportunidade para o <strong>mercado imobili\u00e1rio<\/strong> paulistano.
