A mudan\u00e7a de comportamento, catalisada pela pandemia do novo coronav\u00edrus (Covid-19), levou empresas a expandir as opera\u00e7\u00f5es Brasil afora e instalar galp\u00f5es em <em>hot spots <\/em>de consumo.<\/p>\n<p>No terceiro trimestre, a desenvolvedora e locadora de <strong>galp\u00f5es log\u00edsticos<\/strong> assinou dois novos contratos de BTS (built to suit) com o um player internacional de e-commerce. O primeiro, de 33 mil m\u00b2 de \u00c1rea Bruta Loc\u00e1vel (ABL), no Cear\u00e1. O segundo, com 74 mil m\u00b2 de ABL, fica em Pernambuco. Em 2021, a companhia fechou outros tr\u00eas contratos de BTS, totalizando 313 mil m\u00b2 de ABL em tr\u00eas estados distintos.<\/p>\n\t<div data-element=\"shortcode-read-more\" class=\"knowMore\">\n\t\t\t\t<span class=\"knowMore__title\">Saiba mais<\/span>\n\t\t\t\t<a class=\"knowMore__link\" href=\"https:\/\/www.suno.com.br\/noticias\/log-logg3-lucra-3t21\/\">\n\t\t\tLog (LOGG3) amplia lucro em 43% no 3T21, entrega 4 projetos e fecha mais 2 contratos\t\t<\/a>\n\t<\/div>\n\n\n<p>&#8220;O fato de termos uma perspectiva de atua\u00e7\u00e3o conjunta a esses grandes players e eles j\u00e1 saberem como atuamos e conseguimos entregar ativos de qualidade naturalmente levar\u00e1 a novos pela frente, sejam BTS ou galp\u00f5es especulativos com metragem menor&#8221;, disse Andr\u00e9 Vit\u00f3ria. &#8220;A tend\u00eancia \u00e9 de que venhamos a fechar mais contratos nessa linha.&#8221;<\/p>\n<p>O executivo contou que j\u00e1 h\u00e1 negocia\u00e7\u00f5es na mesa, entretanto a recente volatilidade do mercado de capitais deixou as companhias com um p\u00e9 atr\u00e1s. At\u00e9 o final de 2022, o objetivo \u00e9 alcan\u00e7ar 700 mil m\u00b2 de ABL, sendo que 60% do valor j\u00e1 est\u00e1 pr\u00e9-locado. O restante ser\u00e1 divido meio a meio entre 2023 e 2024.<\/p>\n<p>De acordo com Andr\u00e9 Vit\u00f3ria, o<strong> mercado de galp\u00f5es de log\u00edstica <\/strong>atravessa um momento positivo, especialmente para ativos Classe A, devido \u00e0 alta demanda. Segundo o diretor, o principal ponto de aten\u00e7\u00e3o hoje \u00e9 a deteriora\u00e7\u00e3o das condi\u00e7\u00f5es de mercado, com aumento da infla\u00e7\u00e3o e dos juros.<\/p>\n<p>&#8220;Comercialmente, \u00e9 o melhor momento da companhia. <strong>Vac\u00e2ncia<\/strong> baixa, super carteira de clientes. O cen\u00e1rio interno \u00e9 positivo. Paralelamente, o financiamento da Log tamb\u00e9m pode ser afetado. O CFO declarou que manteve conversas com fundos e bancos para realizar uma oferta subsequente de a\u00e7\u00f5es (follow-on). A resposta: n\u00e3o h\u00e1 clima no mercado.<\/p>\n<p>Recentemente a <strong>Log<\/strong> captou uma d\u00edvida de R$ 450 milh\u00f5es, com vencimento em sete anos e custo de CDI + 1,23%, ap\u00f3s o swap. Mas na avalia\u00e7\u00e3o de Andr\u00e9 Vit\u00f3ria a principal fonte de <em>funding<\/em> \u00e9 a venda dos ativos.
