Um dos motivos, apontam os especialistas em fundos imobili\u00e1rios, \u00e9 a retomada de grandes empresas aos escrit\u00f3rios, ap\u00f3s um longo per\u00edodo de vac\u00e2ncia na pandemia.<\/p>\n<p>O assessor Maicon Melo, s\u00f3cio da Online Traders, explica a <strong>retomada de lajes corporativas<\/strong>: \u201c(&#8230;) nas \u00faltimas semanas, tivemos an\u00fancios de empresas de grande porte, como Amazon (AMZO34) e Shopee, em retas finais para locarem grandes espa\u00e7os na avenida Brigadeiro Faria Lima, zona sul de S\u00e3o Paulo.\u201d<\/p>\n<p>Do total de novas loca\u00e7\u00f5es no 3\u00ba trimestre, 34% est\u00e3o concentradas justamente na <strong>Faria Lima<\/strong>, com os segmentos financeiro e de investimentos puxando a retomada, juntamente com empresas de tecnologia e e-commerce e escrit\u00f3rios de advocacia, diz a pesquisa da Newmark dada com exclusividade pelo jornal <em>O Globo<\/em>.<\/p>\n\t<p>\n\t\t<a href=\"\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"\"\n\t\t\t\t\tdata-promo-id=\"77014\"\t\t\t\t\t\t\t\t\t\t\t\t\t\t\talt=\"\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n<h2>Como ficam os fundos imobili\u00e1rios de lajes corporativas<\/h2>\n<p>O avan\u00e7o da vacina\u00e7\u00e3o e a queda no n\u00famero de \u00f3bitos por Covid-19 aceleraram as <strong>loca\u00e7\u00f5es de escrit\u00f3rios<\/strong> de alto padr\u00e3o em S\u00e3o Paulo.<\/p>\n<p>Melo acrescenta ainda: \u201cNo segundo trimestre de 2021, constatamos pela primeira vez desde o in\u00edcio da pandemia saldo positivo entre \u00e1reas contratadas versus \u00e1reas devolvidas nas principais regi\u00f5es de S\u00e3o Paulo.\u201d<\/p>\n<p>Nesse cen\u00e1rio de retomada, especialistas apontam que o <strong>IFIX<\/strong>, principal \u00edndice de fundos imobili\u00e1rios da B3, se mostra atrativo para o mercado e consideram um bom momento para investimentos em segmentos como os de lajes corporativas, <strong>CRIs<\/strong> (<a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/artigos\/certificados-recebiveis-imobiliarios\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">Certificados de Receb\u00edveis Imobili\u00e1rios<\/a>) e renda urbana.<\/p>\n<p>&#8220;Temos ainda fundos imobili\u00e1rios abaixo de seus valores patrimoniais que seguem pagando <a class=\"suno-keyword\" href=\"https:\/\/www.suno.com.br\/guias\/dividendos\/\" target=\"_blank\" rel=\"noopener\" data-force=\"no\" data-priority=\"1\">dividendos<\/a> de 6 at\u00e9 8% ao ano. \u00c9 um cen\u00e1rio interessante&#8221;, diz Melo.<\/p>\n\t<p>\n\t\t<a href=\"\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"\"\n\t\t\t\t\tdata-promo-id=\"77050\"\t\t\t\t\t\t\t\t\t\t\t\t\t\t\talt=\"\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n<h2>Investir com cuidado<\/h2>\n<p>Antes de qualquer investimento em a\u00e7\u00f5es ou <strong>fundos imobili\u00e1rios<\/strong> \u00e9 importante ressaltar que quitar as d\u00edvidas e fazer uma reserva de emerg\u00eancia deve sempre ser a prioridade. Os analistas da SUNO Research sempre salientam que \u00e9 necess\u00e1rio antes poupar dinheiro para depois investir, e nunca se endividar para investir ou investir endividado.
