O IFIX, \u00edndice do setor, <a href=\"https:\/\/www.suno.com.br\/noticias\/ifix-recua-pior-dia-taxacao-fundos-imobiliarios\/\">registrou o pior dia do ano com recuo de 2%,<\/a> ap\u00f3s recuperar parte das perdas no meio da tarde.<\/p>\n<p>Os fundos imobili\u00e1rios t\u00eam ganhado um grande f\u00f4lego no Brasil nos \u00faltimos anos, durante o per\u00edodo de queda da <strong>taxa Selic<\/strong>. Em setembro do ano passado, os FIIs atingiram a marca de um milh\u00e3o de investidores. Foto: Reprodu\u00e7\u00e3o Boletim Mensal Fundos Imobili\u00e1rios B3<\/figcaption><\/figure>\n<p>Em uma live em seu canal do Youtube, <strong>Marcos Baroni<\/strong>, especialista em FIIs da <strong>Suno Research,<\/strong> explica que a proposta de <strong>reforma tribut\u00e1ria<\/strong> apresentada pelo governo &#8220;\u00e9 uma harmoniza\u00e7\u00e3o das al\u00edquotas praticadas em fundos de investimentos no geral&#8221;. A proposta seria uma &#8220;harmoniza\u00e7\u00e3o das al\u00edquotas&#8221; pois atualmente, os fundos de diferentes tipos t\u00eam al\u00edquotas diferentes.<\/p>\n\t<p>\n\t\t<a href=\"\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"\"\n\t\t\t\t\tdata-promo-id=\"77014\"\t\t\t\t\t\t\t\t\t\t\t\t\t\t\talt=\"\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n<p>Os fundos de curto prazo, por exemplo, t\u00eam uma taxa de 22,5% para os investidores que deixarem o dinheiro aplicado por 180 dias, mas a al\u00edquota cai para 20% para quem deixar o dinheiro aplicado por mais tempo.<\/p>\n<p>J\u00e1 os fundos de longo prazo tamb\u00e9m contam com uma taxa de 22,5% para quem aplicar o dinheiro por at\u00e9 180 dias, mas a taxa\u00e7\u00e3o cai para 15% para os investidores que deixarem o dinheiro por mais de 720 dias.<\/p>\n<p>No caso dos fundos imobili\u00e1rios, a proposta estuda o &#8220;fim da isen\u00e7\u00e3o sobre os rendimentos distribu\u00eddos a <strong>pessoa f\u00edsica<\/strong> no caso de FII com cotas negociadas na bolsa a partir de 2022&#8243;, e a &#8220;tributa\u00e7\u00e3o dos demais cotistas cai de 20% para 15% na distribui\u00e7\u00e3o de rendimentos, na amortiza\u00e7\u00e3o e na aliena\u00e7\u00e3o de cotas&#8221;, como mostra o documento do governo.<\/p>\n<figure id=\"attachment_161512\" aria-describedby=\"caption-attachment-161512\" style=\"width: 1024px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-161512 size-large\" src=\"https:\/\/storage.googleapis.com\/wp-noticias\/2021\/06\/2f24bbcf-tributacao-fiis-1024x763.jpg\" alt=\"Taxa\u00e7\u00e3o de fundos imobili\u00e1rios\" width=\"1024\" height=\"763\" \/><figcaption id=\"caption-attachment-161512\" class=\"wp-caption-text\">Taxa\u00e7\u00e3o de fundos imobili\u00e1rios<\/figcaption><\/figure>\n\t<p>\n\t\t<a href=\"\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"\"\n\t\t\t\t\tdata-promo-id=\"77050\"\t\t\t\t\t\t\t\t\t\t\t\t\t\t\talt=\"\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n<p>No entanto, Baroni lembra que a proposta mant\u00e9m a isen\u00e7\u00e3o para <a href=\"https:\/\/www.suno.com.br\/artigos\/certificados-recebiveis-imobiliarios\/\">Certificados de Receb\u00edveis Imobili\u00e1rios (<strong>CRIs<\/strong>)<\/a>, <a href=\"https:\/\/www.suno.com.br\/artigos\/certificado-de-recebiveis-do-agronegocio\/\">Cerificados de Receb\u00edveis do Agroneg\u00f3cio (<strong>CRAs<\/strong>)<\/a>, <a href=\"https:\/\/www.suno.com.br\/artigos\/lci-lca\/\">Letras de Credito Imobili\u00e1rio (<strong>LCIs<\/strong>)<\/a> e Letras de Cr\u00e9dito do Agroneg\u00f3cio (<strong>LCAs<\/strong>).<\/p>\n<h2>IFIX recua 2% no pior dia do ano com taxa\u00e7\u00e3o de fundos imobili\u00e1rios<\/h2>\n<p>Refletindo o cen\u00e1rio atual, hoje o <b>IFIX<\/b>, \u00edndice de FIIs da B3, fechou aos 2.725,08 pontos, apresentando uma queda de 2,02%, no pior dia do ano.<\/p>\n\n\t<div data-element=\"shortcode-read-more\" class=\"readToo\">\n\t\t\t\t<span class=\"readToo__title\">Veja tamb\u00e9m<\/span>\n\t\t\t\t<ul class=\"readToo__list\">\n\t\t\t<li><a href=\"https:\/\/www.suno.com.br\/noticias\/ifix-recua-pior-dia-taxacao-fundos-imobiliarios\/\">IFIX recua 2%, no pior dia do ano, com taxa\u00e7\u00e3o de fundos imobili\u00e1rios<\/a><\/li><li><a href=\"https:\/\/www.suno.com.br\/noticias\/guedes-entrega-reforma-tributaria-ir-maior-taxacao-dvidendos\/\">Guedes entrega reforma tribut\u00e1ria com maior isen\u00e7\u00e3o do IR e taxa\u00e7\u00e3o de dividendos em 20%<\/a><\/li>\t\t<\/ul>\n\t<\/div>\n\n\n<p>Na vis\u00e3o de Baroni, &#8220;2021 vai ser um ano bem desafiador para <strong>fundos imobili\u00e1rios<\/strong> nesse contexto tribut\u00e1rio&#8221;.
