O restante ser\u00e1 pago conforme o cronograma de constru\u00e7\u00e3o, previsto para ser conclu\u00edda no segundo semestre de 2022. Clique para saber mais!<\/b><\/a><\/p>\n<p>O <strong>im\u00f3vel<\/strong> adquirido pela BR Properties est\u00e1 localizado na cidade de Jarin\u00fa, em S\u00e3o Paulo, e possui uma \u00c1rea Bruta Loc\u00e1vel (ABL) de 62,7 mil metros quadrados, com um locat\u00e1rio contratado por o per\u00edodo de uma d\u00e9cada.<\/p>\n<p><span style=\"font-weight: 400;\">\t<div data-element=\"shortcode-read-more\" class=\"knowMore\">\n\t\t\t\t<span class=\"knowMore__title\">Leia mais<\/span>\n\t\t\t\t<a class=\"knowMore__link\" href=\"https:\/\/www.suno.com.br\/noticias\/br-properties-brpr3-vende-imoveis-corm11-fii\/\">\n\t\t\tBR Properties (BRPR3) vende im\u00f3veis para o FII CORM11 por R$ 63,7 mi\t\t<\/a>\n\t<\/div>\n\n<\/span><\/p>\n<p>O BTG calculou uma taxa m\u00e1xima de entrada impl\u00edcita &#8211;\u00a0<em>entry cap rate &#8211;\u00a0<\/em>de 9,5%.<\/p>\n<p>O Centauri faz parte do Complexo Brazilian Business Park (Complexo BBP), onde a BR Properties j\u00e1 possui quatro galp\u00f5es:<\/p>\n<ul>\n<li>Umbuia<\/li>\n<li>Arauc\u00e1ria<\/li>\n<li>Tucano<\/li>\n<li>Cupua\u00e7u<\/li>\n<\/ul>\n<p>Com a recente <strong>compra<\/strong>, a BR Properties passa a ter 141,8 mil metros quadrados de ABL no Complexo BBP, que gera um montante de 291 mil metros quadrados de ABL em galp\u00f5es AAA, se somado com os 15 mil metros quadrados do Cajamar, ainda em constru\u00e7\u00e3o.<\/p>\n<p>Segundo <a href=\"https:\/\/www.suno.com.br\/artigos\/fato-relevante\/\">o fato relevante da companhia<\/a>, o movimento segue uma &#8220;estrat\u00e9gia de reposicionamento da BR Properties no mercado de galp\u00f5es industriais e log\u00edsticos, num momento de forte demanda por<strong> \u00e1reas log\u00edsticas<\/strong>&#8220;.<\/p>\n<h2>BTG ressalta carteira com 36 mil m\u00b2 da BR Properties<\/h2>\n<p>Em opera\u00e7\u00e3o separada, a BR Properties anunciou venda de participa\u00e7\u00f5es minorit\u00e1rias em quatro <strong>escrit\u00f3rios<\/strong> e desinvestimentos em outros dois, com valor total da <strong>transa\u00e7\u00e3o<\/strong> de R$ 485 milh\u00f5es.<\/p>\n<p>O rol de im\u00f3veis desta transa\u00e7\u00e3o \u00e9:<\/p>\n<ul>\n<li>10% das fra\u00e7\u00f5es ideais do Complexo Centen\u00e1rio Plaza, localizado em SP<\/li>\n<li>15% das fra\u00e7\u00f5es ideais do Edif\u00edcio TNU, localizado em SP<\/li>\n<li>100% dos blocos 2 e 3 do Condom\u00ednio Panam\u00e9rica Park, localizado em SP<\/li>\n<li>15% das fra\u00e7\u00f5es ideais do Edif\u00edcio Manchete, localizado em RJ<\/li>\n<li>15% das fra\u00e7\u00f5es ideais do Edif\u00edcio Passeio Corporate, localizado em RJ<\/li>\n<\/ul>\n<p>A <strong>venda<\/strong> se d\u00e1 para o <strong>RBRP11<\/strong> (<a href=\"https:\/\/www.suno.com.br\/artigos\/o-guia-definitivo-de-fundos-imobiliarios\/\">Fundo Imobili\u00e1rio da BR Properties<\/a>). Segundo o relat\u00f3rio do BTG, &#8220;o neg\u00f3cio neg\u00f3cio ainda depende de um IPO exitoso do REIT (&#8220;Fundo Imobili\u00e1rio\u201d).
