Na pandemia, por necessidade, as pessoas passaram a usar ainda mais servi\u00e7os que requerem galp\u00f5es. E quem n\u00e3o usava passou a usar&#8221;, afirma o gestor do XPLG11.<\/p>\n<p>O<strong> e-commerce<\/strong>, que depende bastante do setor, avan\u00e7ou 41% em 2020, segundo levantamento da Ebit\/Nielsen. Clique para saber mais!<\/b><\/a><\/p>\n<p>Apenas em 2020, a Amazon, o Mercado Livre (MELI34) e a <a href=\"https:\/\/www.suno.com.br\/acoes\/mglu3\/\" target=\"_blank\" rel=\"noopener noreferrer\">Magazine Luiza (MGLU3)<\/a> lan\u00e7aram, cada uma, quatro novos centros de distribui\u00e7\u00e3o no Brasil. Segundo dados da consulltoria Cushman &amp; Wakefield, os<strong> galp\u00f5es log\u00edsticos<\/strong> passaram a ocupar mais de 1,7 milh\u00e3o de metros quadrados no ano passado, \u00e1rea equivalente a 240 campos de futebol.<\/p>\n<p><span style=\"font-weight: 400;\">\t<div data-element=\"shortcode-read-more\" class=\"knowMore\">\n\t\t\t\t<span class=\"knowMore__title\">Saiba mais<\/span>\n\t\t\t\t<a class=\"knowMore__link\" href=\"https:\/\/www.suno.com.br\/noticias\/xp-malls-xpml11-gestor-impactos-projecoes\/\">\n\t\t\tXPML11 muda de estrat\u00e9gia na segunda onda da pandemia, diz gestor\t\t<\/a>\n\t<\/div>\n\n<\/span><\/p>\n<h2>Fundos de galp\u00e3o ainda precisam melhorar qualidade<\/h2>\n<p>Segundo a C&amp;W, a<strong> vac\u00e2ncia nos galp\u00f5es de log\u00edstica<\/strong> saiu de 23% em 2017 para 13%, o que ainda seria uma taxa consideravelmente alta &#8211; parte disso, por\u00e9m, se explica pela baixa qualidade dos galp\u00f5es brasileiros.<\/p>\n<p>&#8220;Nossa \u00e1rea bruta locada para galp\u00f5es de log\u00edstica \u00e9 pouca na compara\u00e7\u00e3o com o M\u00e9xico, por exemplo. Al\u00e9m da demanda crescente, o que j\u00e1 existe instalado no Brasil tem uma qualidade muito ruim&#8221;, concorda o gestor do XPLG11.<\/p>\n<p>Para Carraz, mesmo que a demanda caia, o que ele n\u00e3o acredita que acontecer\u00e1, haveria, entre os <strong>fundos imobili\u00e1rios<\/strong>, uma disputa para oferecer mais qualidade. &#8220;Um p\u00e9 direito maior para ter mais espa\u00e7o, o uso de mais luz natural, uma localiza\u00e7\u00e3o mais pr\u00f3xima a centros urbanos. Com 51% dos seus ativos no estado de S\u00e3o Paulo, a gestora possui cinco<strong> galp\u00f5es na grande SP<\/strong>.<\/p>\n<p>Os demais tamb\u00e9m ficam perto de grandes cidades: um em Americana, pr\u00f3ximo \u00e0 Campinas, com mais de 1,2 milh\u00e3o de habitantes, e outro em Ribeir\u00e3o Preto, que conta com aproximadamente 700 mil mun\u00edcipes.<\/p>\n<p><span style=\"font-weight: 400;\">\t<p>\n\t\t<a href=\"https:\/\/lp.suno.com.br\/planilha-da-vida-financeira\/\" target=\"_blank\" data-element=\"shortcode-suno-banner\" title=\"Banner SUNO, clique e saiba mais\">\n\t\t\t<picture>\n\t\t\t\t<source media=\"(max-width: 500px)\" srcset=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/04\/400x300-Planilha-vida-financeira-true.png\">\n\t\t\t\t<img class=\"newsContent__article__imgCapa newsContent__article__imgCapa--banner\"\n\t\t\t\t\tsrc=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/04\/1420x240-Planilha-vida-financeira-true.png\"\n\t\t\t\t\tdata-promo-id=\"106682\"\t\t\t\t\t\t\t\t\t\twidth='1420' height='240'\t\t\t\t\talt=\"https:\/\/files.sunoresearch.com.br\/n\/uploads\/2023\/04\/1420x240-Planilha-vida-financeira-true.png\"\n\t\t\t\t>\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n<\/span><\/p>\n<p>Durante 2020, o XPLG11 viu sua vac\u00e2ncia, apesar da crise, subir pouco: apesar de ter sa\u00eddo de 4% para 10%, parte dessa alta se deve a uma vac\u00e2ncia financeira, em que o cliente n\u00e3o paga: o fundo permitiu que um cliente se instalasse sem cobrar, esp\u00e9cie de &#8220;promo\u00e7\u00e3o&#8221;.<\/p>\n<p>O fundo imobili\u00e1rio, ainda em julho do ano passado, foi \u00e0s compras para adquirir participa\u00e7\u00e3o em im\u00f3veis em Cajamar.<\/p>\n<p>Para continuar indo \u00e0s compras, no \u00faltimo trimestre de 2020, o XPLG11 anunciou sua quinta emiss\u00e3o, na qual levantou, no total, cerca de R$ 719 milh\u00f5es. As novas cotas, por\u00e9m, interromperam a recupera\u00e7\u00e3o do FII, que fechou 2020 caindo 17,30%, mais do que o IFIX, do qual faz parte, que caiu 11,79%.<\/p>\n<p>&nbsp;<\/p>\n<figure id=\"attachment_138355\" aria-describedby=\"caption-attachment-138355\" style=\"width: 1023px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-138355\" src=\"https:\/\/storage.googleapis.com\/wp-noticias\/2021\/04\/a7f22e73-xplg11.png\" alt=\"\" width=\"1023\" height=\"402\" \/><figcaption id=\"caption-attachment-138355\" class=\"wp-caption-text\">Volume de negocia\u00e7\u00e3o, pre\u00e7o das cotas e valor patrimonial \/ Fonte : XP<\/figcaption><\/figure>\n<p>No mesmo sentido, Carraz acredita que as aquisi\u00e7\u00f5es no setor ir\u00e3o continuar. &#8220;Os fundos de log\u00edstica tendem a vir ao mercado quando h\u00e1 ativos para serem comprados. \u00c9 poss\u00edvel que tenhamos mais emiss\u00f5es de log\u00edstica do que de outros segmentos.
