Os fundos imobili\u00e1rios<\/strong><\/a> de shoppings e de escrit\u00f3rios certamente foram bastante impactados pela pandemia de coronav\u00edrus (Covid-19). Desde mar\u00e7o do ano passado os shoppings vem enfrentando restri\u00e7\u00f5es de funcionamento.<\/p>\t

Na \u00faltima semana, foram adotadas restri\u00e7\u00f5es de circula\u00e7\u00e3o mais severas em diversos estados brasileiros, incluindo S\u00e3o Paulo. Frente a isso, os rendimentos de fundos imobili\u00e1rios de shopping,<\/strong> que j\u00e1 vinham sendo afetados desde mar\u00e7o do ano passado devem continuar sofrendo, uma vez que os hor\u00e1rios de funcionamento desses estabelecimentos foi reduzido.<\/p>\n

Nos \u00faltimos dias o Brasil tem visto a pandemia<\/strong> avan\u00e7ar em uma velocidade indesej\u00e1vel. Na \u00faltima ter\u00e7a-feira (16) o Pa\u00eds bateu um recorde mortes causadas pela Covid-19, quando foram confirmados 2.798 \u00f3bitos em um \u00fanico dia.<\/p>\n

De acordo com a Funda\u00e7\u00e3o Oswaldo Cruz, o Brasil est\u00e1 vivendo “o maior colapso hospitalar da hist\u00f3ria”. E \u00e9 nesse cen\u00e1rio que diversos shoppings e<\/strong> escrit\u00f3rios est\u00e3o de portas fechadas para e limitar a circula\u00e7\u00e3o da popula\u00e7\u00e3o.<\/p>\n

Os hospitais no Pa\u00eds est\u00e3o superlotados devido, o intuito dessas medidas \u00e9 diminuir o cont\u00e1gio da doen\u00e7a.<\/p>\n

Rendimentos de FIIs de shoppings ter\u00e3o mais tens\u00e3o de impacto<\/strong><\/h2>\n

Apesar das distribui\u00e7\u00f5es de shoppings estarem sendo afetadas desde mar\u00e7o do ano passado, o analista CNPI<\/a>, Jacinto Pedro Neto<\/strong>, destaca que a distribui\u00e7\u00e3o de rendimentos ter\u00e1 “mais tens\u00e3o de impacto porque h\u00e1 o repique de contamina\u00e7\u00e3o”.<\/p>\n

Ele explica que, obviamente, os shoppings n\u00e3o est\u00e3o tendo uma atividade operacional satisfat\u00f3ria para a distribui\u00e7\u00e3o de rendimentos. E assim, o papel do gestor \u00e9 comunicar ao mercado que a distribui\u00e7\u00e3o daquele fundo imobili\u00e1rio vai cair.<\/p>\n

Um ano desafiador para fundos de shoppings<\/h2>\n

Pedro Neto acredita que o impacto da pandemia nos rendimentos dos FIIs<\/strong> de shoppings ser\u00e1 estendido. “Esse ano, provavelmente, ainda ser\u00e1 muito desafiador para os shoppings em termos de rendimentos”.<\/p>\n

Segundo o analista, os rendimentos ainda ficar\u00e3o distantes dos n\u00edveis pr\u00e9-pandemia.<\/p>\n\t

No entanto, ainda h\u00e1 uma luz no fim do t\u00fanel. Jacinto aponta que a medida que as atividades foram voltando ao normal, ou seja, como eram antes da pandemia mudar as rotinas, as distribui\u00e7\u00f5es devem aumentar.<\/p>\n

Novas emiss\u00f5es de cotas n\u00e3o resolvem o problema<\/h2>\n

Os FIIs precisam distribuir pelo menos 95% do seu lucro ajustado ao caixa<\/a> em rendimentos e assim n\u00e3o conseguem reter muito em caixa. A \u00fanica forma de um fundo imobili\u00e1rio levantar dinheiro s\u00e3o com novas emiss\u00f5es de cotas.<\/p>\n

No entanto, os FIIs n\u00e3o podem fazer emiss\u00f5es com o \u00fanico objetivo de pagar proventos, caso contr\u00e1rio, o movimento se caracterizaria como pir\u00e2mide financeira.<\/a><\/p>\n\t

\n\t\t\n\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t<\/picture>\n\t\t<\/a>\n\t<\/p>\n\n\n

Jacinto salienta que ” se houver novas emiss\u00f5es \u00e9 para adquirir novos ativos, nem que eles sejam financeiros, o que n\u00e3o \u00e9 uma boa pr\u00e1tica de mercado porque o fundo de shopping”<\/p>\n

“Se voc\u00ea faz emiss\u00e3o e investe em um ativo financeiro ao inv\u00e9s de colocar em um ativo f\u00edsico, em shopping, n\u00e3o \u00e9 uma boa pr\u00e1tica de gest\u00e3o, ent\u00e3o eu n\u00e3o acredito que haver\u00e1 aumento de emiss\u00f5es de shoppings”, completa.<\/p>\n

Fundos que tiveram rendimentos afetados pela pandemia<\/h2>\n

Durante o come\u00e7o da pandemia, alguns fundos de shoppings deixaram de pagar rendimentos aos cotistas em meio as turbul\u00eancias causadas pelo v\u00edrus.<\/p>\n

O XPML11, <\/strong>por exemplo, n\u00e3o pagou proventos<\/a> aos cotistas em abril e maio do ano passado. Em janeiro do ano passado, ou seja, antes da pandemia, o valor pago pelo FII havia sido de R$ 0,61 por cota.<\/p>\n

Quase um ano depois, em em janeiro deste ano, o XPML11 pagou R$ 0,67. No entanto, o valor voltou a cair e em mar\u00e7o o FII pagou 0,25 por cota.<\/p>\n

Por sua vez, o ABCP11<\/strong>, que no in\u00edcio de 2020 chegou a distribuir \u00a0R$ 0,83 por cota, n\u00e3o pagou rendimentos por quatro meses ap\u00f3s a chegada da Covid-19 no Brasil.<\/p>\n

Quase um ano depois, no m\u00eas passado, o ABCP11 distribuiu aos cotistas R$ 0,40 por cada cota, contra R$ 0,49 pagos em fevereiro de 2019.<\/p>\n

Al\u00e9m disso, o VISC11<\/strong> tamb\u00e9m viu o valor dos seus rendimentos ca\u00edrem em meio as turbul\u00eancias no mercado. Enquanto no primeiro m\u00eas de 2020 chegou a pagar R$ R$ 0,63 por cota, em mar\u00e7o daquele ano o valor caiu para R$ 0,30.<\/p>\n

Em setembro, o valor dos dos proventos voltou a subir e no m\u00eas passado o fundo imobili\u00e1rio pagou R$ 0,55 por cota aos seus cotistas.<\/p>\n

Investindo em fundos imobili\u00e1rios com cuidado<\/h2>\n

Antes de qualquer investimento em a\u00e7\u00f5es ou fundos imobili\u00e1rios <\/b>\u00e9 importante ressaltar que quitar as d\u00edvidas e fazer uma reserva de emerg\u00eancia deve sempre ser a prioridade. Os analistas da SUNO Research<\/strong><\/a> sempre salientam que \u00e9 necess\u00e1rio antes poupar dinheiro para depois investir, e nunca se endividar para investir ou investir endividado.
