O fundo de investimento imobili\u00e1rio<\/a> HSI Malls (HSML11<\/strong>) divulgou nesta segunda-feira (8) seu relat\u00f3rio gerencial referente a fevereiro. O FII assinou, no m\u00eas passado, a loca\u00e7\u00e3o de duas lojas do Outback, sendo uma no Shopping Metr\u00f4 Tucuruvi e a outra no Super Shopping Osasco.<\/p>\t

De acordo com o HSML11, os novos contratos devem refletir positivamente na taxa de ocupa\u00e7\u00e3o do resultado operacional de fevereiro, que deve ser demonstrado no relat\u00f3rio do m\u00eas de mar\u00e7o.<\/p>\n

“Esses movimentos confirmam a credibilidade do portfolio frente a marcas que s\u00e3o refer\u00eancia no mercado e a expectativa positiva para o futuro. No final no m\u00eas a taxa de ocupa\u00e7\u00e3o do portfolio era de 93,5%”, aponta o relat\u00f3rio do fundo gerido pela Hemisf\u00e9rio Sul Investimentos.<\/p>\n

Al\u00e9m disso, a distribui\u00e7\u00e3o de dividendos<\/a> do FII em fevereiro foi de R$ 6.312.245, ou seja, R$ 0,40 por cota, permitindo o incremento de R$ 1.687.169, o que equivale a R$ 0,11 por cota, no resultado acumulado do FII no m\u00eas passado.<\/p>\n

O fundo imobili\u00e1rio<\/strong> encerrou o m\u00eas passado com valor de marcado de aproximadamente R$ 1,45 bilh\u00e3o, e com 116.331 cotistas. Ao mesmo tempo, o volume m\u00e9dio de negocia\u00e7\u00f5es foi aproximadamente R$ 3,34 milh\u00f5es.<\/p>\n\t

A inadimpl\u00eancia l\u00edquida<\/strong> terminou o segundo m\u00eas do ano em 19,1%, e os descontos concedidos em 5,1% da receita faturada para os empreendimentos.\u00a0 O documento explica que “a inadimpl\u00eancia em shoppings \u00e9 historicamente mais alta nos primeiros meses do ano, quando h\u00e1 o vencimento do aluguel de maior valor da compet\u00eancia do m\u00eas de dezembro”.<\/p>\n
