Mas, por mais que essas negocia\u00e7\u00f5es existam, n\u00e3o v\u00e3o impactar negativamente os fundos. Eles v\u00e3o conseguir uma renegocia\u00e7\u00e3o mais baixa, mas sempre positiva aos FIIs&#8221;, disse Ricardo Vasconcellos, head de mercado de capitais da Easynvest.<\/p>\n<p><a href=\"https:\/\/lp.suno.com.br\/suno-one\/\"><span style=\"font-weight: 400;\">Suno One: acesse gratuitamente eBooks, Minicursos, Artigos e Video Aulas sobre investimentos com um \u00fanico cadastro. Paulo&#8221; reportou que lojistas voltaram a renegociar a revis\u00e3o de contratos de aluguel e, inclusive, levaram a discuss\u00e3o \u00e0 <strong>Justi\u00e7a.<\/strong><\/p>\n<p>Segundo o jornal, a <strong>judicializa\u00e7\u00e3o<\/strong> da negocia\u00e7\u00e3o ocorreu pois as lojas consideram que n\u00e3o ter\u00e3o como arcar com os reajustes em um momento em que as vendas ainda n\u00e3o retornaram a um patamar anterior \u00e0 <strong>pandemia.<\/strong><\/p>\n<p>Para Jacinto Santos, analista de fundos imobili\u00e1rios do Funds Explorer, a reinvindica\u00e7\u00e3o dos lojistas \u00e9 justa perante os administradores e o mercado j\u00e1 precificou uma poss\u00edvel renegocia\u00e7\u00e3o.<\/p>\n<p>&#8220;\u00c9 uma discuss\u00e3o bem sabida pelo mercado em rela\u00e7\u00e3o a troca do indexador, j\u00e1 que o <strong>IGP-M<\/strong> est\u00e1 muito alto e \u00e9 pouco aderente a realidade. N\u00e3o s\u00f3 por causa da alta, mas porque ele \u00e9 bem fora da realidade dos lojistas&#8221;, disse.<\/p>\n<p>&#8220;Eu concordo com os lojistas e a troca de indexador deve ser pleiteado. Mas, antes de ir \u00e0 Justi\u00e7a, os lojistas precisam procurar os <strong>shoppings,<\/strong> que tamb\u00e9m auxiliaram os lojistas em meio a pandemia&#8221;, completou.<\/p>\n<h2>FIIs podem sofrer no curto prazo, mas perspectiva \u00e9 boa<\/h2>\n<p>Al\u00e9m da renegocia\u00e7\u00e3o dos alugu\u00e9is, a escalada dos novos casos do coronav\u00edrus (covid-19) podem afetar o funcionamento de alguns shoppings e at\u00e9 provocar novos fechamentos, o que pode afetar a receita dos FIIs.<\/p>\n<p>&#8220;Estamos mais atentos \u00e0 escalada de casos de covid no Brasil, surgimento de novas variantes de v\u00edrus e possibilidade de endurecimento das medidas restritivas nas mais diversas cidades do pa\u00eds, o que acabar\u00e1 por impactar o varejo, reduzindo a circula\u00e7\u00e3o nos shoppings, faturamento das lojas e aumento da inadimpl\u00eancia&#8221;, disse\u00a0Nicholas Kawasaki, especialista em investimento de <strong>Fundos Imobili\u00e1rios<\/strong> da Nova Futura.<\/p>\n\t<div data-element=\"shortcode-read-more\" class=\"knowMore\">\n\t\t\t\t<span class=\"knowMore__title\">Saiba mais<\/span>\n\t\t\t\t<a class=\"knowMore__link\" href=\"https:\/\/www.suno.com.br\/noticias\/taxa-de-vacancia-escritorios-aumenta-ameaca-fiss\/\">\n\t\t\tFII: Taxa de vac\u00e2ncia de escrit\u00f3rios cresce de 13% para 17,2% em 2020\t\t<\/a>\n\t<\/div>\n\n\n<p>Para Ricardo Vasconcellos, head de mercado de capitais da Easynvest, os novos desafios enfrentados pelo setor podem afetar os ativos no curto prazo, mas o cen\u00e1rio para o longo prazo continua a ser positivo.<\/p>\n<p>&#8220;Acho que no curto prazo haver\u00e1 um aumento da vac\u00e2ncia, impactando alguns fundos.
